First off I would like to say that the property we lease from Belaire Property Management is phenomenal! We just had a new baby girl and we love this place, it has plenty of room for all of us! We have looked at a few of the properties managed by Brian and he makes every one of his properties the best looking, and they have the most current colors and styles for modern day houses, they are beautiful!Secondly Brian is the best property manager to want, doesn't matter if your a tenant or a lanlord, YOU WANT BELAIRE PROPERTY MANAGEMENT!!! He is awesome, no matter what the issue is he always reponds right away. The organization is great too, when we signed our lease it wasn't just a single piece of paper form downloaded of the internet, he had an entire packet for us with information that would help us down the line for any number of issues. He layed out every part of our lease for us so that we could understand and it was amazing. He makes moving a much easier and pleasant expereince for any one moving into a new place. I am not a lanlord but to the lanlords reading this, I would not choose any one else to rent from. The property is well kept and as I said before every thing is beautiful.Lastly if you are ever looking for a new place and you are totally unsure of what you are doing (like I was) you definitly need to at least give Belaire Property Management a call. I promise you will not be disappointed!

I am forced to amend my previous review. I would have preferred to delete it in silent dismay, but the option did not exist. Brian performed well after the death of one of my tenants, but he proceeded to perform incredibly poorly over the proceeding 5 months of his tenure.Unfortunately, Mr. Lucier's sales pitch is far more grandiose than his ability to perform; so much so that he borders on delusional. We began his tenure with 4 units; two of which became vacant in August and September, respectively. His tenure ended with 24 of our 30 units, of which 40% had been vacant for more than 3 months, including the very same two from the first property. Non-payers ran the non-performing unit total up to nearly 50%. These were not issues in the seven that I retained under my own management. In fact, it has only taken me two weeks to solve every single issue and vacancy that Mr. Lucier ever encountered. He speaks in an incredibly condescending tone almost constantly, and did so even when something was directly his fault. He repeatedly refuses to take responsibility for any of his (in)actions, the vacant units (for which he blamed my rapid expansion), and any other instance of negligence or dereliction of duty. He has no ability to maintain an effective line of communication with more than one person, and the number of tasks he had performed for us in any given 12 week period could be counted on two fingers. Mr. Lucier also consistently overcharged me for shoddy work that he performed himself. I paid Mr. Lucier over $26,000, and received negative returns. This includes being charged $15,000 for extremely simple paint jobs in three units. I was also charged more than $800 for the delivery of cabinets that my father and I offered to pick up ourselves. There was never a single moment in which Mr. Lucier didn't find time to charge me extra for any given task. His professionals reliably charge between 1.5-2x more than the average for any given task, and Brian would, naturally, "follow along" so that he could bill me at $60/hr while performing nothing of significance. His plumber, for instance, charged me $2,400 for an issue that I just encountered again last week where the bill came out to a paltry $551.85 using an ethical plumber. Brian also only has one plumber despite his talks to the contrary, as evidenced by one of my tenants in Clinton being forced to forgo heat for 16 days while we waited for Brian's plumber to get there. He's also exceptionally rude, and wiped his blood on my tenants' expensive towels after cutting himself. Can provide picture evidence if necessary, but it was disgusting.I have nothing but nice things to say about his contractor, Eric Weaver, however. Eric is excellent and timely.Mr. Lucier also exposed me to significant liability in his tenure due to nothing but simple inaction. Here are just a few examples Mr. Lucier's negligence:- Left one of my tenants without keys for two weeks after she had already moved in. Naturally, he blamed being fired for not knowing this, despite the fact that she had already moved in three weeks before I let him go- One tenant was left with water in their kitchen for over a week while Brian waited to inspect the situation himself- My properties were never salted or sanded, and several tenants complained about the lateness of the plows and shovels. - One tenant threatened to take his issues to the Board of Health after 3 consecutive months of complaints wherein Brian did nothingOverall, I was saddened that he truly didn't perform the way that I had expected, and, after witnessing how he spoke to my administrator (who is also my mother), I realized that he just didn't have any respect for anyone but himself. When I first came to Brian, he told my wife and I that he could handle an additional 300 units without hiring any new staff. Sadly, he could not even handle the first four that I gave him.I hope that those who are intending to use him do so with trepidation, as he is not what his sales pitch would lead one to believe.

Michael started to take on properties that were below the standards we hold at Belaire and it became clear that we were no longer a match for the types of properties Mr. Marchetti was adding to his portfolio. "The true test of a property manager is their performance under the worst possible circumstances. Any competent property manager can set rent, get leases signed, and do routine maintenance. Brian is already great at the ordinary tasks of a property manager, and his professional network already began to elevate him, but what truly separates people like Brian from the rest of the "competition" is his superlative professionalism, and his extraordinary ability to respond to crises. One of our residents passed away unexpectedly, and I was incredibly saddened for this person and their family. I called Brian at 10:00 PM., and he had a hazmat team there the next morning, an insurance adjuster the day after that, and, most importantly, he took care of the family. Brian ensured that this person's loved ones received the compassion that they deserved and went out of his way to meet with them and give them a helping hand. He even arranged for flowers to be given on our behalf for the funeral services. This incident alone is what made me realize that I hired a phenomenal property manager, who operates so far above his peers that he is truly in a class of his own." We are Massachusetts Landlords. We recently decided to start a renovation project on the first-floor unit of a 3-family apartment building in Fitchburg. We decided we would remodel the apartment then live in that unit once the project was finished. The problem was we just did not know how to get the project started.We called Belaire Property Management from an ad we saw on the Northern Worcester County Landlord Association web site and within a few minutes, they were able to talk us through the steps we had to take, the process of what we needed to do next to do this all above board and legal, and how we should proceed to get a building permit for our project.We knew that when you go to the bank to get financing for an apartment building that any apartment building with 4+ units required a commercial loan. But what we did not know was that when you had to pull a building permit for an apartment building renovation for anything over 2+ units, then the code book requirements change for a commercial building, not the residential building code book. Brian explained all of this to us on a morning phone call at 9:45 AM and by 1:00 PM that very same day was able to meet us at the Building Department to assist us in filling out the correct building permit application. When you fill out a building permit for a commercial building, any property with 2+ units, you cannot fill out the permit as the homeowner doing the work yourself. For a commercial building permit, you must have the application submitted by a licensed, insured professional contractor. We did not know this. We thought we could just fill out the application ourselves.We also did not know that Brian, the Property Manager from Belaire Property Management, holds his Construction Supervisor License in the State of Massachusetts, knew the building inspector very well, knew the code required to do the project, and was able to jump through all of the hoops for us on the spot to submit the permit application and get the project rolling.We cannot thank Belaire Property Management enough for their expertise, assistance, and prompt response for a project that had us so unsure of which way to turn that we were losing sleep and feeling baffled on how to proceed.We highly recommend Belaire Property Management to any Landlord or property owner who wants to make sure that their project is done correctly, by the correct building and housing codes, and that all of the work will be performed by licensed and insured professionals. We cannot thank them enough for all of their help and guidance.Belaire Rocks!!!

What should the customer know about your pricing (e.g., discounts, fees)?
We only get paid if you are getting rent and we are only paid from rents collected. Not set fees if you are not collecting rents. It holds us accountable, and motivates us to put the best possible residents into your rental units. Typically, on smaller rentals, we collect 10% of collected rents as our monthly fee. We offer scaleable discounts for higher unit counts up to 6% of collected rents. We charge one-month-rent for leasing up an apartment with a one-year guarantee to get you a new resident at our own expense should they move out within one year and break the rental agreement. We are firm but fair with residents and are a no nonsense property management firm.
What is your typical process for working with a new customer?
Our process is simple. Our relationship begins with the landlord, but due diligence on the property first determines whether or not this is going to be the right fit for our company. Once we get the address, before we even visit the property in question, we will go to the City Hall to due a complete check on that property. Have all past work permits been properly pulled and closed? Are there any outstanding Board of Health issues? Is the property in compliance with 110 inspections from the building department? Is it de-leaded, or are there other health and safety issues and concerns? The bottom line is we will not just take on any property. We only will consider the best inventory, in the best neighborhoods, where we can attract the best residents. We will then produce a free report for the owner as a diagnostic for the property to check the overall health of the property. We will analyze what is working, and what could be improved upon to enhance the bottom line of the investment property. If the owner likes what they see, we can then start to negotiate a custom service contract specifically for that property.
What education and/or training do you have that relates to your work?
Since 2003 I have been a member of the Northern Worcester County Landlord Association (nwcla.com). I was nominated and elected as the president of that association in 2008 where I am currently responsible for the training and education of over 140 Massachusetts Landlords in the best practices of being fair and ethical landlords. I also hold my Unrestricted Contractor Supervisor License in the state of Massachusetts (CS-107418) and I have the ability to pull permits to perform construction and carpentry in the renovations of many of our apartment rehab projects. In 2014 i was inducted into the Creative Success Alliance Investor Hall of Fame for outstanding performance in the field of smaller to mid-sized apartment buildings and complexes. I am currently a guest speaker sponsoring speaking engagements with several Massachusetts REIAs, Investment Groups, and property owner and landlord associations.
