Jim Flanagan has been doing maintenance/repairs on & off for Main Street Management the last 12+ years. Our property management company is based in Napa County CA. Being a property manager, I have dealt with a number of contractors over the years. What I like about Jim is, he is very FAST in apt turnovers & all his work in general. Of course, time is money & Jim understands this well and works fast and always deals well with the budget. Jim is a smart guy & understands different levels of quality & when the job required 5 STAR top level detail he was always able to meet our needs at a reasonable price. Sometime we were more considered with a lower price & quicker service & Jim was able to do that with no problem as well. The only thing that comes to mind where Jim can improve his service would be money management. Often he would do large jobs over weeks/months and near the end of the job sometimes all of his labor budget would be gone. However, he always finished every job even when the final payments were smaller than he would of hoped for because we usually make progress payments for large jobs. Bottom line, if you can accurately tell Jim every aspect of your job he will do it quickly at a reasonable price.

Real simple. I usually charge by the hour plus any material cost needed to complete the task.

I have a saying that is most popular with people that think they know it all, and that is, I learn something everyday, but it isn't from a book.
