Mediate Management's property managers are actively involved with the Community Associations Institute, taking continuing education courses which include: The Essentials of Community Association Management, Facilities Management, Association Communications, Community Leadership, Community Governance, Risk Management, Financial Management, Management Company Administration, High-Rise Maintenance and Management, Advanced Insurance and Risk Management, Managing the Large-Scale Association, Manager and the Law, Leadership Practices in Building Community, Managing Developing Communities and Contemporary Issues in Community Association Management.
- What types of customers have you worked with?
Property management services include: Accounting and Financial Reporting, Preparation of Annual Budget, Coordination and Scheduling of Vendors, Contract Negotiations, Online Services and Staffing. We also provide Maintenance services, which include cleaning, snow removal, general repairs and seasonal maintenance; as well as Construction services ranging from deck installations to kitchen and bathroom remodels. Our Project Management division oversees major capital improvements to a property, including roof replacements, facade repairs, elevator modernizations, pointing projects and more.
- Describe a recent project you are fond of. How long did it take?
Project: Envelope restoration at 287 Hanover Street, Boston. Problem: The 14-unit condominium in the North End had moisture seeping into the interior causing leaks and structural damage. The mortar was deteriorating and the wood trim, flashing, and flat shingled roof were beyond repair and needed replacing. Recommendation: Mediates project manager recommended an exterior envelope study to determine the scope of work. Subsequently, contract documents were developed, approved and put out to bid. Solution: Workers re-shingled the roof, re-pointed the mortar joints, cut and replaced bricks at all elevations, rebuilt the dormers and replaced the roof on the front mansard. Final Outcome: After a complete envelope restoration the buildings moisture infiltration issues were fully resolved.
