FAQs
- What should the customer know about your pricing (e.g., discounts, fees)?
Real Estate agents are paid on commission with the successful sale or purchase of your home. Our rates are individually negotiated between agent and client at the time of contract. What clients should be aware of is that the commission involved in the sale is typically split between the brokerage the listing agent works for and the brokerage the buyers agent works for. That portion is then split again between the brokerage and the individual agent who does the work. In addition, each agent works as an individual contractor and is responsible for many of their own costs including setting aside a portion (typically 1/3) of that commission for taxes. We also pay for our own local, state and national board fees, MLS membership, advertising costs, administrative costs like desk fees and postage, continuing education and any designations, and mileage/car related expense. So if your commission is "C"% of the sale price, the agent may receive approximately 1/4 of that amount, then they subtract approximately 1/3 of their portion for taxes and another 1/3 for business expense and their actually paycheck is something like 1/3 of the 1/4 of "C"% of the sale or purchase of your home.
- What education and/or training do you have that relates to your work?
All licensed real estate agents in Massachusetts are required to do 12 continuing education credits in state approved courses during the 2 years between license renewals. I personally believe that education is key to staying up to date on the latest trends in everything from the changing mortgage markets and state & federal laws to best practices with working with clients. I strive to take a minimum of 12 continuing education credits annual (instead of bi-annually) and to take additional courses in technology and other related topics on a monthly basis.
- What types of customers have you worked with?
I work with home owners who are selling their current homes and moving for a variety of reasons, either locally or out of state. From pricing strategies to staging homes, using a variety of technology tools and old fashioned customer service to help my clients achieve their home-ownership dreams its all what makes this job such fun! I also work with first time buyers and love helping them learn about the home buying process and how we can successfully see their dream of home ownership become reality.
