Question and answer
Q. What advice do you have for a customer looking to hire a provider like you?
A. Look for a Professional full-time Realtor (R) who is available when you need their help. This will be evidenced by their possession of multiple designations such as: ABR (Accredited Buyers Representative), GRI (Graduate Realtor Institute), ePRO (Technology Savvy), CSP (Certified Sales Professional), CRS (Certified Residential Specialist) and many other. Ask the agent about their certifications and how those certifications increase their level of service to the public.
Q. If you were a customer, what do you wish you knew about your trade? Any inside secrets to share?
A. Listing Agents (the agent who have a property listed) work for the Seller. While it is legal and permissible for an agent to represent both sides of a real estate transaction (called Dual Agency), buyers and sellers are usually better represented independently. In this way each party has the advantage of maximum confidentiality and negotiations favorable to their position.
Q. What questions should a consumer ask to hire the right service professional?
A. Are you a full-time agent?
Do you engage in regular continuing education to stay abreast of the latest developments in the Real Estate Market?
What proofs )such as professional designations) do you have of your efforts to constantly improve your level of service to the public.
Can you provide referrals or testimonials about your service?
Q. What important information should buyers have thought through before seeking you out?
A. If you're looking to buy will this be a cash purchase or will financing be required. If not a cash purchase you should work with a reputable lender or mortgage broker to determine what you would be qualified for in terms of maximum loan amount that would be approved. Proof of Funds or a Pre-Approval Letter will be required for almost any real estate offer to even be considered by a seller.
If you're thinking about selling, Do a reality check: consider fully your reasons for selling. Selling in a Buyers' Market is not an endeavor for the unmotivated. Look at what homes like your's are selling for... not just what seller's are asking.
Q. Do you do any sort of continuing education to stay up on the latest developments in your field?
A. I am an agressive continuous learner!
In a typical year I will earn 60-70 Continuing Education hours. State Licensing requires 15 hours every two years. Beyond the official C.E. hours, I read and study independently an average of 4 hours a week about developments in the real estate market place.
Finally, I write a regular column for a local paper and blog concerning the Real Estate Market and how it impacts the public. The research required to keep pace with this commitment has lead to my being consider the local real estate expert focused on deep understanding and service to the market place.
