We know what we're looking for. We have our own "don't forget list", a computerized inspection system created in-house. Our emphasis is on system functions, structural integrity and safety hazards of every home we inspect, and we look at these factors in light of the homes' intended use or age.

Our findings are available in a PDF format or a bound document, carrying our name, Expert Property Inspection Consultants, which ensures an unbiased and complete, fact-based report that can be used as a permanent reference for our clients as they address needs for home repairs and maintenance in the future.

We even provide current estimated costs of home repairs in the Valley area. This helps the potential home buyer to make budget or financing decisions, which include anticipated repairs at the time of the home purchase.

A typical inspection done by Expert would include the following:

* Lot grading
* Drainage
* Water supply
* Landscaping
* Fences/gates
* Swimming pool's foundations
* Exterior walls
* Doors/windows
* Electrical panels
* Interior wiring
* Interior plumbing

    My husband and I bought our home and moved to the valley a little over a year ago. We are from Chicago, so when we got here, we knew little about the market and who to call for what. There was an inspection done by the seller, however we wanted to be sure everything was done right. We looked for our own inspection company online and found Expert. Not only did they find errors in the first report, but they referred us to a few companies that would repair these issues below cost. The price was right and the service, unparalleled. I'll be recommending them to everyone I know. :)

    I'm a Real Estate Agent and every time I need an inspection, I call Expert. They are always fast and friendly. If I ever have a question, they answer it fully and right away. They have a great online quote form that makes it easy to get a quote right away. The inspector is very nice and experienced in the field. He thoroughly checks EVERYTHING. I've even had him come out on the weekends! As far as price goes, they are always affordable and have great online deals that can be found on their website.

Question and answer

Q. What advice do you have for a customer looking to hire a provider like you?

A. Home inspections are nothing to take lightly. Be sure the company that you decide to hire has experience. Make sure the inspections being done are not limited to certain things. Most of all, be sure you are comfortable with the company.

Q. If you were a customer, what do you wish you knew about your trade? Any inside secrets to share?

A. Proper inspections are all about paying close attention to detail. Make sure the inspector has experience! Problems that could have been reported and prevented during the inspection process are no fun to deal with later on.

Q. What questions should a consumer ask to hire the right service professional?

A. Questions like, "How much does it cost?", "What type of things do you inspect?", to "How long have you been in business?", and "What can we do to repair the issues that were noticed?" are all great questions to ask when considering hiring an inspector.

Q. What important information should buyers have thought through before seeking you out?

A. Price and Location. Definitely always compare pricing from competitors. And Location; You wouldn't want a company to charge a travel fee, which would go along with the price. Make sure you are happy and comfortable with your choice before making a decision.

Q. Why does your work stand out from others who do what you do?

A. We take the time and effort needed to search every nook and cranny of the property during inspection. Our inspectors take pride in what they do, ensuring trustworthy service everytime.
