I am an AZ-BTR certified home inspector and infrared thermographer with over three years experience inspecting homes in Phoenix and all over the metro area. Prior to that, I have worked as a certified property maintenance and housing inspector doing rental property inspections in the Phoenix metro area for over 6 years. With combined experience, I have inspected more than 9 years and over 7,000 properties (including residential single-family homes and commercial multiple-unit housing residences).

I offer infrared imaging and basic energy check-up services as a quick evaluation of your home's energy use. With thermal imaging, I can display with documentation and a non-destructive inspection areas in your home or business that may be costing you extra money on your utilities. Thermal imaging can find hot spots from inadequate insulation, air infiltration around doors and windows, and in the ideal conditions, water intrusion. Hot spots in electrical systems as well can be seen through thermal imaging.

I provide rental property inspections for property managers and landlord/owners in HUD's 52580-A format. These inspections are intended to provide the owners /property managers the conditions of the rental units through the eyes of a professional third party.

Another service I provide is ADA assessments for accessibility. I am an ICC-certified accessibility inspector. ADA has been around for more than 20 years, and during that time features have been required to be built into commercial properties for persons with disabilities to make more properties accessible. Sometimes, some of these features may accidentally been altered or removed. An accessibility assessment is designed to insure those features are maintained for the persons they are intended to assist.

Prior to entering the inspection field, I have earned over 25 years of hands-on experience in electrical, mechanical, plumbing, carpentry (structural and finish), and most construction trade disciplines. I am working as an industrial facilities mechanic, and as a licensed contractor.

    Rob was at my house an hour after i called. I had lots of questions about maintenance issues and he gave me some save money advice. He was very helpfull and explained every issue he found. I would reccommend to everyone.

Q. What advice do you have for a customer looking to hire a provider like you?

A. You will not regret having me do your home inspection, I focus on putting your interest in the property you intend to purchase 1st. You will receive all the time needed, and I always take additional time to explain how your home works. I want you to understand the property you are going to purchase or sell inside and out. You are paying for that service and that is what you should expect. I work directly for my client and do not pay to be on a real estate agents PREFERRED listing. It is worth your time to hire your own independent inspector to do your home inspection. So consider me when it comes to your investment.

Q. If you were a customer, what do you wish you knew about your trade? Any inside secrets to share?

A. If I were my own customer, I would want to be assured that the person I hired was qualified, certified and responsive to my needs. If you hired me you would be hiring a pro with hands on experience with multiple construction and facilities disciplines and certifications with memberships in multiple professional organizations. You need those credentials in today's ever evolving world of building technologies. A person who stays up with technology and education so he can provide YOU the service you expect.

Q. What important information should buyers have thought through before seeking you out?

A. Home buyer's should consider 1st and foremost, having a professional home inspection. They are making a huge investment and need the information provided buy a professional independent home inspector to detail everything about the home they intend to purchase. An independent home inspector is a home inspector who markets to and works for his own client. He or she does not market through real estate agents or agencies by paying to be on their preferred home inspector lists. Don't be fooled when it comes to home inspection services. You will be glad you took the time to find your own independent home inspector and didn't simply hire the inspector your real estate agent suggested to hire for you as a convenience to you!

Q. What do you like most about your job?

A. The thing I like most about my job is my ability to provide my client with my undivided attention. It is my obligation to focus on my client's needs and address the issues they they don't understand in a detailed and professional manor. I like being able to provide this service one on one. It is the only way I can do my job and satisfy my client. I like the most when my client sends me a testimonial for others to see that shows they were happy with the service I provided for them. That makes me very happy.

Q. What questions do customers most commonly ask you? What's your answer?

A. Most commonly my customers ask me, "Well what do you think about this house? Would you buy it?" I can only reply, no I would' buy it because I don't need a house today. It is not a home inspectors job to tell his or her client to purchase a home. It is a home inspectors duty to provide the information and tools to their client so they can make a good judgement about the home before they buy it. If they don't feel right buying the property, they should not buy the property. If that means their real estate agent has to work a little harder for their client, well all I can say is "That's what they are making the BIG BUCKS for!!!!!!" The price of a home inspector is much much less than you are paying your real estate agent.
