I have over 35 years of hands-on construction experience and the last 14 years of helping clients design homes, garages, additions, remodeling, and fire restorations. I work for homeowners, contractors and Realtors who desire a true professional who is willing to be a "team player."
With current CAD software, I am able to provide residential designs and drafting services, from concept to construction plan sets. 3D renderings are provided to help visualize the end product. We only work with serious-minded clients who desire the best, but at a reasonable cost.
I primarily charge by a flat fee, but occasionally charge by the hour when outside the scope of the project. When it comes to new construction, i.e. custom homes, I do charge by the square foot. This is based on desired details, and I can easily accommodate those requests.
All services provided include:
• Site plan
• Demolition (if applicable)
• Elevations
• Foundation
• Floor plan
• Floor and roof framing
• Structural (by engineer)
• Cross sections
• Electrical, mechanical and plumbing drawings (line drawings)
• Section details with all appropriate code notes
All of these and more are required information for the plan examiner, as well as the contractor, in which to submit for a building permit. When charging a flat fee, there are no additional drafting fees if "red lines" are noted by a plan examiner, but costs for copies of resubmitted plan sheets are payable by client.
All my clients appreciate honesty, and the fact that I am a good listener. Having a hands-on background allows me to determine what can and cannot be done and when in doubt, a structural engineer is called in.
I provide facts, and have an excellent knowledge of building and fire codes. When I design, I always keep in mind those issues, and when I present designs, they meet or exceed the codes.
My plans are always detailed, so they are virtually no questions from those bidding on the project. I take great pride in what I do, and always provide the best services. Satisfaction is guaranteed!

We built on an office to our home. Doug done much more than just provide us with the plans. With his knowledge and experience he guided us through the whole project. He gave us many ideas that saved us money and kept us from making mistakes. If we ever have another project we will want him to be involved.

I don't know what we would of done if we didn't have Doug to help us with our home remodeling. He helped us with the designing and construction of our home. Doug never let us down. If there was ever a problem, he was right there to see it though. Working with Doug was a pleasure. We felt we had made a friend we could trust when the job was done.

I am a mason contractor in Michigan. Several jobs I bid on had drawings done by All-Pro Home Services.
I liked his drawings because of their accuracy and ability to read.
When it came time for a project on my own house, I used Doug's company to do my drawings. No red lines at city hall when submitting for permit !
Job was finished just recently and can be seen in the picture gallery for front porch roof cover and shed roof in Southfield, Michigan.
I will be using All-Pro Home Services for any up coming projects.

A. Most of my projects are additions and fire restorations which I find more challenging than custom homes, for the most part. Many issues must be considered in the overall design, current structure and Building/Fire Codes. I do occasionally custom homes but the lack of clients has been related to the current housing market. Even in doing additions, most owners do not have the means to use any equity and some have lost investment monies. This has effected my work load but I can only hope that the future is more promising. I do enjoy kitchen designs because I can make them more user friendly and add features that enhance the overall appearance.
A. Understand that this is the most important step before contacting contractors. Hiring a designer/architect based on price alone is foolish. Look for a person who listens, has experience, knowledge and most importantly, the ability to transpose thoughts into reality.
A. Do they have good referrals? Are the projects they have designed done with owners requests in mind? Do they strive for complete customer satisfaction? If they get 'red lines', do they correct these at no cost to the consumer unless it requires engineering? Are they willing to listen? Can they provide good communication and be ready to answer questions without reservation?
A. Do they have a realistic budget in mind? Sketches, cut-outs or itemized list of what they want? Have they talked to any contractors and if so, have they suggested getting plans drawn first in which to prepare a solid bid proposal rather than 'ballpark' estimates? Are they ready to build now? How is this project being paid for?
A. Providing great designs for clients is always rewarding and as some people say...anyone can design! I feel that what I do for a living means that I must and always perform the best services for my clients. In saying that, it starts with listening, comprehending and understanding the clients goals. This must be converted into final construction documents but we start at design concepts first. If you are not looking at the entire project, i.e. from design viewpoint, structural issues, mechanical,electrical, building and fire codes in the initial stages, you have nothing. Details and information is critical. Failure to provide excellent plans for a project to get constructed can cost the client thousands of dollars. A contractor cannot provide a bid proposal if too many issues are unknown or unclear. Having many years in the field as a carpenter-General Contractor, I take the time to evaluate what I am designing and how it can be built with the least amount of expense in time and material. A. That it is not a click here and a click there and you're done! It takes time to produce good designs, knowledge of construction methods and products is crucial. The ability to produce good final construction documents takes many hours and those that lack ability, will create higher costs. Fees for services are not always as cheap as they feel they should be. Maybe this is because they think the computer does all the work. How wrong they are! As a residential building designer, fees are usually less than an Architect but sometimes an Architect is needed and I don't hesitate to advise consumers of this. My experience tells me when this is needed but I always provide the truth. A designer should know their limitations and consumers should be advised of the same.
