Introduction: We utilize all the latest technology to reduce vacancies & evictions. In fact, our eviction rate is under 1%. As investors ourselves, we understand our owners worries and concerns. We have systems & structure in place to allow our Owners to feel comfortable that all details are being taken care of. We are a full service Property Management company with an all-inclusive management fee. It's nearly impossible for a home owner to know every service needed to effectively manage your home. Having additional unexpected fees on your monthly statement can be frustrating. This is why we have one all-inclusive fee that covers everything. Whether you need additional estimates for a repair, a video for advertising purposes, or need representation in a bench trial, we have no additional fees. OUR FEES INCLUDE: * Marketing & advertising your home in over 70 Property Management websites * A Property Inspection to confirm your home is up to all local, state and federal codes * A Liability Analysis to keep you safe from legal issues, including renters insurance... * Taking photos & Videos for marketing purposes and condition verification * Preparing property for showings, staging, and strategies to increase your rent * Provide repair estimates, supervised repairs, & strategies to keep repair costs down * Frequent open houses and scheduled showings * Screening includes credit reports, references, landlord, income, employment, etc. Our Management Fee is 6% of the monthly rent. This is an ALL-INCLUSIVE, we have no additional fees. THIS FEE INCUDES: * Provide detailed videos (approx. 20 min.) of the interior of your property. * Shoot marketing and advertising video. * Collecting and dispersing monthly funds * Providing monthly and annual Cash-flow statements and year-end tax forms * Servicing three notices to pay, quit, or cure * Periodic detailed property interior and exterior inspections. * Providing multiple estimates and supervised repairs when needed * Addressing tenant leasing violation; late payments, lawn care, maintenance, etc. In a nut shell, we will take care of all your property & tenant issues! We will complete everything necessary to secure a quality tenant in a short amount of time and monitor your tenant to assure they are taking care of your property and paying rent on time. We are delighted to post this review for our real estate property managers, Eddie & Dina, at Golden Gate Real Estate & Lending. Over Thanksgiving week our property experienced a water leak under the house that was seeping into the garage. We called Eddie who arranged a licensed plumber to quickly come out, evaluate the issue and correct the problem all in one visit. The guy was first rate and took care of everything. He eased our concerns that this was a one time vs potentially recurring issue and even cleaned up after completing the repairs. We can't thank Eddie & Dina enough for attending to our urgent needs during the pre-holiday busy period. They responded immediately and really cared about our situation. We can't thank them enough for making our holiday a blessed one. Way to go Golden Gate!

I can not possibly say enough positive things about the job that Eddie and Dina Franich have done managing our property while we were across the country in Georgia. They did a top-notch job, are highly professional and very easy to work with from a property owners perspective. From finding the right renters to expediting those minor repairs that come up they have made our life hassle free with seamless excellent property management service. Our fees are all inclusive, rather than charging you a la crate. We have no additional fees (or junk fees), we simply have one flat all-inclusive fee. No surprises! Our fees include: * Marketing and advertising your home in over 60 Real Estate websites including Craigslist * A Property Inspection to confirm your home is up to all local, state and federal codes * A Liability analysis to keep you safe from legal issues including asset protection, renters insurance, etc. * Taking photos & Videos for marketing purposes and condition verification * Preparing property for showings, staging, and strategies to increase your rent * Provide multiple repair estimates when needed, supervised repairs, & strategies to keep repair costs down * Frequent open houses and scheduled showings * Detailed screening including credit reports, references, landlord, reviews, income verification, employment, etc.
What is your typical process for working with a new customer?
We have found it most productive to meet with our perspective clients at their rental. Having face to face contact is always a big deal. While visiting your property, we will perform a liability analysis, rental market value analysis, and confirm that your property is complying with all the local state and federal landlord-tenant laws. We will also have a chat to confirm that we can meet all your expectations and we're all on the same page. If you feel that we would be a good choice to manage your property, the process of listing your property on the market is easy. We can immediately take photos, videos, and begin marketing and advertising your home as early as the following day.
What education and/or training do you have that relates to your work?
We are members of numerous Property Management organizations; including, the California Apartment Association, National Association of Residential Property Management, and so on. Continuing education of California Landlord/Tenant law is imperative to keep our owners safe from legal issues.
