- What should the customer know about your pricing (e.g., discounts, fees)?
Our fees are all inclusive, rather than charging you a la crate. We have no additional fees (or junk fees), we simply have one flat all-inclusive fee. No surprises! Our fees include: * Marketing and advertising your home in over 60 Real Estate websites including Craigslist * A Property Inspection to confirm your home is up to all local, state and federal codes * A Liability analysis to keep you safe from legal issues including asset protection, renters insurance, etc. * Taking photos & Videos for marketing purposes and condition verification * Preparing property for showings, staging, and strategies to increase your rent * Provide multiple repair estimates when needed, supervised repairs, & strategies to keep repair costs down * Frequent open houses and scheduled showings * Detailed screening including credit reports, references, landlord, reviews, income verification, employment, etc.
- What is your typical process for working with a new customer?
We have found it most productive to meet with our perspective clients at their rental. Having face to face contact is always a big deal. While visiting your property, we will perform a liability analysis, rental market value analysis, and confirm that your property is complying with all the local state and federal landlord-tenant laws. We will also have a chat to confirm that we can meet all your expectations and we're all on the same page. If you feel that we would be a good choice to manage your property, the process of listing your property on the market is easy. We can immediately take photos, videos, and begin marketing and advertising your home as early as the following day.
- What education and/or training do you have that relates to your work?
We are members of numerous Property Management organizations; including, the California Apartment Association, National Association of Residential Property Management, and so on. Continuing education of California Landlord/Tenant law is imperative to keep our owners safe from legal issues.
