Question and answer

Q. What advice do you have for a customer looking to hire a provider like you?

A. Interview at lease two property managers before deciding which one to go with. Each property management company has a slightly different system and vendor relationships in place. A good property manager will be able to answer questions before they are asked and a great one will find a prompt answer to questions that need further research.

Q. If you were a customer, what do you wish you knew about your trade? Any inside secrets to share?

A. Property managers should provide more than just an accounting function. The properties should be inspected at least annually if not more and leases should always be in place and renewed before expiration. This allows the owner the maximum amount of return for their investment.

Q. What questions should a consumer ask to hire the right service professional?

A. Be sure to ask for specifics regarding; 1) How the property will be cared for. 2) What the process is to screen tenants. 3) Is the ability to automatically pay rent available to the tenants.

Q. What important information should buyers have thought through before seeking you out?

A. How long to they intend to hold the property? Will the property ever be used by the owner as a personal residence for either themselves or their family? If the investor has not yet purchased the property, will the property still return the desired investment when management fees are factored in?
