There is an ever-growing list of forms and other requirements as well as several trips to the building dept to submit or pickup the plans and distribute comments. I can handle all this busy work so you don't have to give it a thought. TITLE 24 - these State required Energy Calculations have become increasingly complex over the past 2 years that can cost you more money than you need to spend but you will never know. I work with professionals who deliver a highly efficient and cost effective energy design. ENGINEERING - These guys are expensive and are key in whether the construction process goes well or makes life miserable for your General Contractor and cost you un-necessary dollars with grossly over-kill designs. I can refer you several Structural Engineers to interview and receive their bid if you wish. I enjoy the process and satisfaction I get from giving people insights into what features will keep delighting them for years. For a growing number of others its a sideline income and need an understanding of current and enduring trends that enhance and subtract value. Many of my clients become personal friends.
