    Oh, where should I begin...Since you are reading this, you are probably in need of a trustworthy plumber. Stop reading, and just call Percy at E-Z Plumbing.

    We live on Oakland hill, and the city sewage main is above our house. Thus we have a sewage ejector pump to pump sewage out. In mid-July, somewhere in the lateral between the pump and the main had a leak and our back yard smelt like an outdoor latrine in a third world country. We saw that this company has good Yelp review, and called them in the morning.

    By mid-morning, Percy plus FOUR in his crew have already attempted sending a "snake" camera from the pump outlet out. It could not get all the way to the city main (the path is circuitous...) . After some discussions with his crew, Percy proposed that we install a clean-out outside our house, and he could then send the snake in from that point. The benefit of installing a clean-out there is that any future lateral inspection (which Oakland would require compliance before any house sale in the future) would be more efficient. This was a good suggestion. By day's end, the crew had dug a 5-plus-feet deep manhole, installed a clean-out and found the root of the initial problem, which was a break a foot or so away from the city main (and which means it is our problem, and would require oh a few more feet of digging). Percy proposed a solution and a cost estimate curing this problem. The estimate was reasonable (and I was shocked by how much Oakland charges for the work permit, which was over $400). By the same time next day, the whole problem was fixed. But it took the city a couple of days before coming in to inspect the work. As soon as the inspection was done, soil went back into the manhole and the ditch that went to the city main.

    We were so impressed with their work that we also asked them to install a new Energy Star water heater in our house. Bad luck struck again. The new heater had a small internal leak (factory QA issues I guess). Percy's crew promptly went to the distributor, picked up another one and replaced the defective one.

    On Thanksgiving day (i.e. ~four months after the initial incidence), we noticed that the soil around the clean-out has sunk a few inches (due to heavy rain) and clean-out pipe pushed the clean-out cover plate out. This was not unexpected given the heavy rain prior to the holidays and the new dig. We gave EZ Plumbing a call on Black Friday morning, and they came and fixed the problem (at no cost) by the time we came back from shopping.

    BTW, the new clean-out, the manhole, and ditch to the mains, replacing a section there, obtaining the Oakland city permit, a new Energy-Star water heater (+installation and hauling away the old one) and those free followups came to a price that is less than what we initially thought it would cost (which was based on our internet search).

    So from this point on, I will only call these guys when we have any plumbing issues. Nice job, guys.
