I strongly recommend Todd for your next small-large home renovation project. I received several estimates and Todd's was mid-priced and well written. His work and craftsmanship is top quality, much better than you'd get with cheap or low cost contractors. Todd has a friendly and approachable demeanor which goes a long way towards a nice experience during changes and adjustments to the original plans, which usually took place once my wife realized why that I may have left something out. The experience, workmaship and fair price you'll get with Todd's full ownership of the job will leave feeling that you got a good deal, thus I recommend him for you to take a look at his services. Sincerely, M.Z.

Todd was great - he had some really nice wood double-hung windows built and the installation went well. It's a 100 year old Craftsman so it required more than a simple remove and replace...and they turned out great. He replaced the existing MDF trim with real wood, sanded the edges to match the original woodwork of the house & it looks great. He made sure the work areas inside the house were covered/sealed as much as possible & cleaned up too (which seems like a given, but i've had contractors that created a mess and left a mess). The best thing is that he actually did the work himself - no subcontractors which is always risky for the customer. From our experience, he is very detailed-oriented and also has excellent carpentry skills. He seems to take pride in his work and it shows. We would hire him again for future work.

I must say we are less than impressed with the entire experience. Quoted $800 for drywall work, we were then told he "under estimated and the cost would be $3000." The person doing the drywall work is a PAINTER. Witnessed an argument based on the fact the guy was so frustrated doing the drywall as that is not his trade. They also used the fact that we were not using them for painting as justification for the walls not being paint ready . We were told " we usually fix that as we are painting". We have been sanding, filling, repairing cracks since we have moved in. When he found out we were using a different contractor for our bathroom he told us he could "start it today at the same price", so we gave him the job. Upon completion we asked about our vanity and medicine cabinet install and he said that wasn't part of the deal. It was, I found the text record discussing what was to be done and sent it to him, it then took him days to finish. Our flooring was so behind schedule we had to push back our move in date by 1 week, pay to stay over contract at the rental we were moving out of, reschedule appliance deliveries, reschedule moving truck, postpone kitchen installation and take extra time off work the following week. When we moved in flooring was not even 50% complete and drywall work was still going... The plus? floor looks great, and we got great painting tips form the "drywaller". Oh, clean up was not included in the price. I was not aware that cleaning up after the job was something I had to pay extra for.

Wow! Never saw this coming! 1 The timing of the project was delayed because of the unlicensed electrician they hired, who ordered wrong parts for his portion of the job. He took 3-4 weeks longer then what we were told, therefore leaving us only 2 weeks to patch 50 or more large drywall patches and install 1200 sq ft of flooring. 2 The original estimate DID NOT include the 50 plus holes made by the electrician, so, yes, the price went up accordingly, and we discussed it and had their approval. In the end, we did more than what we were contracted to do. 3 We had a verbal agreement to demo the bathroom, scrape the vinyl off the floor, patch more drywall, and install the tile flooring for only $500. There was never any mention of assembling their vanity and medicine cabinet during the original conversation. However, I ended up doing it all anyway, because they would not release a check without it being done. She sent me a text the day after asking if the cabinets were included, and I replied that it was not in the contract we discussed. I will say that this is a young couple, and it seemed that this was their first big construction job! Had they hired a licensed contractor in the beginning, they may have not had as many problems!

Saunders Custom Builders's reply
Unfortunately the biggest problem with this Thumbtack site is, when you get a bogus review you cant reverse it! This guy thought that he could send some photos and get an estimate to do a complete remodel of the exterior of his house without us seeing or measuring in person. I did respond more then once in a 24 hour period, but needless to say he decided to smear my good name anyway. In fact, we talked on the phone after this review and he said he could not find where to erase it, therefore I am now having to try and explain the situation. Please keep going down the list to see all the great reviews we have and I have many more that are not posted here. Thank you and have a great day!
