    It took a number of years to finally come together but with Oriana's help, I finally was able to purchase a place in Long Beach under market value that justified my daily work commute to Los Angeles. She was very patient in the process, was fun to work with, provided professional insight in regards to short sale & foreclosure purchases, and was even helpful in the design/remodel aspect of the home as well as providing a source of contacts to expedite the work. I am not planning on selling but if I ever do, I would not hesitate to contact Oriana for the listing.

Q. What advice do you have for a customer looking to hire a provider like you?

A. If you are hiring someone to handle one of your most important assets, doesn't it make sense to interview a potential Realtor? In this market it is more important than ever that you hire someone with experience, that is responsive and has your best interests at heart. There is nothing worse than not being able to reach someone when you are in a transaction. Ask for a list of recommendations or testimonials from past clients. Ask about their track record and experience.

Q. If you were a customer, what do you wish you knew about your trade? Any inside secrets to share?

A. I wish I would have known what to ask when I bought my first house or that the Realtor I was referred to should have met with me first before driving me around looking at dozens of houses without having a clue as to what was important to me and wasting my time. I would want someone to explain to me what to expect in today's market and the best strategies to selling or buying a home. Unfortunately, a lot of agents are in it for the instant gratification and don't take the time they should to really prepare the client and answer all their questions.

Q. What questions should a consumer ask to hire the right service professional?

A. How many years have you been selling real estate?
Are you a part time or full time agent?
How much of your business is referrals? (If their clients keep coming back there is a reason!)
How many homes have you sold within the last 12 months?
What is your sale price to list price ratio? (another words, how close do they get to list price for their sellers) What is their average days on market?
Do you work with sellers, buyers or both?

Q. What important information should buyers have thought through before seeking you out?

A. Are you really ready to buy a home? Why do you want to buy a home? Have you spoken with a lender? If you aren't sure if you are ready, we can help you by providing you with enough information so you can make that decision and we can work with you to help you get ready. It is about you and what is best for you. Don't rush the process.
