* Our process (typical for residential and small-scale commercial projects)

• Free initial consultation

We can meet with you at your home, building or site to discuss your program needs, budget, and schedule and to brainstorm about functional layout and spatial character.

• Planning and Feasibility Studies

We will provide you with basic plans and three-dimensional studies with sufficient information to get preliminary pricing from a general contractor (GC).

• Permitting

We will prepare all materials required to get planning and building department approvals from the authority having jurisdiction and shepherd your project through the permitting process.

• Construction Documentation

We will produce a complete set of technical construction documents including supplemental details for use by a GC of your selection or from which to obtain competitive bids.

• Construction Administration

During the construction phase, we will act as liaison between you and the GC, answer the GC’s requests for supplemental information, assist you with final material selections, and make periodic site visits to monitor construction progress and ensure that the project is built according to the intended design.

We typically work on an hourly or fixed-fee basis depending on the scale and complexity of the project. Our service levels range from a basic permitting package to a full set of construction drawings with custom detailing.

We generally advise our clients to budget from 6% to 18% of the total construction cost for architectural services depending on the scope.
