A. Be sure to get at least three estimates. If you get one that is way low in price, that will be the one to come back and bite you. The lower priced contractors will give a price to secure a job and when the work starts, that's when you get hit with change orders. A good contractor will try to minumize change orders and stick to the contracted price.
A. I wish customers knew how to be able to identify materials that are not installed correctly and corners that are cut.
If something does not look right, be sure to ask questions. Also, ask the contractor to take progress photos of the work performed. Pictures are good for your records.
A. Buyers need to think about the budget and weather they will sell their home within five years or they will keep it for a life time. If you plan on selling then you can go with a cheaper budget and get most of the materials from HD or similar as they have about a 10 year life before you have to do repairs again.
Be sure you have at least a 15% reserve for any problems that are uncovered...termite damage, water damage and so on. Better to be safe then sorry.
A. The job needs to be done right the first time, doing a job twice is counterproductive. We look at the task along with any problems that may come up, devise a plan and execute with correct means/methods and best practices.
A. First and foremost, I like the customer satisfaction. I also like to stand back and look at the projects when they are complete and knowing that we did it.
