A. I am a full service Property Manager, we focus on our owners and tenants. We do not also sell homes, we are 100% Property Management. I am dedicated to your property!

A. Why should I choose Property Alliance Property Management?
We take great pride in the level of professionalism met with each and every investment property. Along with treating your property as if it were our own, we are a “hands on” company with the belief that constant and consistent communication is the key to a business relationship. We handle property management issues quickly and efficiently, and are 100% dedicated to the management of your rental home.

Q. What do you wish customers knew about you or your profession?

A. As we have grown, our service model is still the same when we started. We are very hands on each property, and we take great pride in that. We perform our job daily no matter what the time constraints may be that day, to ensure the property owner is protected as well as the tenants.

Q. Do you do any sort of continuing education to stay up on the latest developments in your field?

A. We are all licensed Realtors, so we take continuing education classes yearly. Also, we are members of our local NARPM, which is the national Association of Residential Property Managers where we stay current on latest trends and laws in the Rental world.

Q. If you have a complicated pricing system for your service, please give all the details here.

A. Our pricing is very simple, we collect the following 3 fees from our Owners:
1. 8% of gross monthly rent when home is occupied.
2. $ 400 New tenant Leasing Fee
3. $100 lease renewal- includes inspection of property before renewal is signed.

A. HOW WILL I KNOW WHAT IS GOING ON WITH MY PROPERTY?

We will keep you well aware of any issues that may arise. We are available at any time, either by phone or by email, to address any concerns you may have regarding your property. We also will contact you at a reasonable time to discuss any repairs or notify you of any tenant requests we feel directly involve you, the investment property owner.

A. CAN PROPERTY ALLIANCE SAVE ME MONEY IN PROPERTY MANAGEMENT?

Definitely! In most cases we have found that our fees are more than offset by our ability to obtain higher rents, minimize late payments, and by keeping your property consistently occupied. We are also under contract with several licensed maintenance professionals who efficiently and economically can make any necessary property maintenance repairs that may be needed at your property. If you miss out on the rental income for your property for just one month, because of either a vacancy or unpaid rent, then hiring Property Alliance to manage your investment property is a justifiable expense.

A. WHAT LIABILITIES DO I HAVE AND HOW CAN I PROTECT MYSELF?

As the owner of the property you could be held liable for known and some unknown conditions at your rental property. In most cases your fire/liability insurance policy will adequately cover you. You should discuss with your insurance company the amount of recommended limits for your situation. Our management agreement with you has an indemnity clause that places basic liability for all acts on the owner.

Insurance companies know this and most will willingly name the property manager as an “additionally interested party” to the policy at no extra cost. This is important to do as you want the insurance company to protect us both in the unlikely event of a lawsuit. In most cases, just acting with common sense and acting quickly will lessen the likelihood of a lawsuit.
