Home staging (or real estate staging) makes homes feel more spacious and inviting by using proper furniture placement, strategically placed accessories, and elimination of clutter, and makes homes more marketable by emphasizing the best features.

A well presented property is often perceived as being a well-maintained property, and buyers are less likely to discount their offer for repairs and improvements, thus staging helps obtain the best possible selling price.

Make your home stand out from the competition and appeal to the largest number of buyers. Hire a professional stager before your home goes on the market. Staged homes sell faster in a slow market and for more money in an active market.

I am professionally trained and certified in the fields of interior redesign and home staging. I also adhere to a strict code of ethics through the IRIS (Interior Redesign Industry Specialist) organization.

Question and answer

Q. Describe the most common types of jobs you do for your clients.

A. Most of my jobs are vacant staging's, homes that are completely empty and have no personality or reference point for furniture. Rental items are often used to bring life back into these types of homes.

Occupied homes are frequently staged using the homeowner's furnishings. De-cluttering, depersonalizing and neutralizing the home are very cost effective.

Homes in distressed situations and investment properties are also properties I have had successful experiences with staging.

Q. What advice do you have for a customer looking to hire a provider like you?

A. Ask about credentials, they are important because they show how dedicated the provider is. Whether its education or association based, they are held to a higher standard and strive to achieve the highest level of customer satisfaction. Providers who are members of organizations take their businesses seriously and have to answer to other affiliates in their industry.

Q. What important information should buyers have thought through before seeking you out?

A. It is important to understand there is an investment for staging. The investment put into staging a home is often times recouped with a higher and quicker offer. The cost of maintaining a home while it sits on the market, or the first price reduction is much more than a typical staging fee.

Q. Why does your work stand out from others who do what you do?

A. I offer flat-fee pricing for my services (except for rental items). After the initial consultation, my written report will include a bid for hands-on staging services. This bid is a flat fee price to complete your project regardless of the amount of time it takes me to complete your project. I don't charge hourly reducing the risk of exceeding your budget.

I also offer four levels of staging services, which are reviewed during the consultation, by combining these levels of services you can be sure your home will show its best and fall within your budget.

Q. What do you like most about your job?

A. I love that every project is different. Every house has a different feeling, features and focal points. It is exciting to pull decor together and highlight these features so the buyer can see themselves living in the space. By understanding the architecture of the home, a neutral design can be created that will appeal to the majority of buyers.

Q. How did you decide to get in your line of work?

A. I have a degree from CSU in visual merchandising. I worked in corporate America opening retail stores internationally, creating window displays and writing visual standards. Home staging was a natural progression in my design world when I grew tired of traveling all the time.

Q. Tell us about a recent job you did that you are particularly proud of.

A. I recently staged a home that had 3 showing and 3 offers the day after I staged it. The home was never listed in the MLS system!

I have also staged a short sale home that sat on the market for 10 months. 2 days after staging it, it received a full price offer and didn't go into foreclosure!

There are so many more success stories I can share with you, perhaps yours will be one of them?
