A. Generally you do not get a chance to meet with your inspector prior to the inspection. It is for this reason, you as a customer must ask the right questions when speaking to a home inspection company for the first time. Here are some very important questions:
1. Are you licensed and insured with the state of Florida and what is your license number? Home inspectors are required to show you their Florida State license and provide a list of limitations (usually in the form of a pre-inspection agreement) prior to starting a home inspection.
2. What education process did the home inspector go through? Many times before the state licensing law went into effect last year, people became home inspectors with no formal home inspection education and the new law grandfathered in home inspection companies who were in business 2 years prior to the new law.
3, How long will the inspection take? Generally a home inspection should take from 3 to 4 hours for an average sized home. Beware of inspectors who say they can do it in a shorter time.
4. Will the inspector provide references?
5. Will the inspector provide a simple checklist report or a narrative report with photos explaining each issue and will the report be delivered the same day?
6. How long has the inspector been in business?
A. Time: A thorough Home Inspection takes time. Our inspections usually take 3-4 hours (...or more) depending on the size, construction and age. High end homes of 4000 square feet and more may take the better part of a day.
Thoroughness: Since we're spending the most time on your inspection, we're going to look at things and go places that other inspectors may not. Assuming that it's safe, we go up onto roofs, go into the attic and into crawl spaces.
Detail: We give you a comprehensive report with detailed descriptions and photos. We also include recommendations on what steps are required to resolve a specific issue.
A. Would I buy this house? Everyone's situation is different. A home inspector's situation is going to be different than his client and because the inspector wouldn't buy the house doesn't mean it's a bad house, The inspector's job is to report defects and issues and then the client and their Realtor discuss the next step.

"Dear Richard - Thank you for your very thorough inspection and your timely and detailed report. We did go forward with the mold inspection you suggested. We were dismayed to find that as you suspected there is most likely a substantial problem with mold in the house. The estimate just to remediate the mold was $11,000. This price did not include any of the costs for replacing and rebuilding cabinets, sheet rock, flooring etc. Although this was very upsetting to us as we really wanted to purchase the house, you have potentially saved us thousands of dollars and possible health problems had we gone ahead with the purchase. Just in case you are curious we found out that the damage was done deliberately and that water was actually running into the street for two days. The water damage in the laundry room came from deliberate damage to the line for the icemaker.
