James is professional, down to earth and very knowledgeable in the real estate market. He also knows so much about the region itself, it's history, culture, wildlife, topography, etc. making him a great asset for anyone from another state looking to purchase a home. When I had listed my Cape Coral home with James I knew I had chosen the right realtor. Thanks to him the whole process went very smooth. I had a contract for full asking price after just four days. He went above and beyond. James coordinated the home inspection, helped me find honest, professional contractors to make the few repairs needed, even fixing one of the items himself. I would definitely recommend James to anyone looking to buy or sell whether they are local or from another state.

James is a great person and was wonderful to work with in order to purchase our Cape Coral Florida Gulf Access home. We live in Ohio and wanted to find a realtor that could help us find our dream 2nd home; that will eventually become our "snowbird" home when we retire. My wife and I have literally looked at Zillow for 5 years on & off, and made 3 separate house hunting trips to SW Florida before honing in on Cape Coral. The first 2 trips were with another realtor and we're not very productive. I found James by reading reviews on Zillow and Trulia. We were looking for a highly successful full-time agent that could accomplish a lot in a short amount of time and was getting good reviews by his customers. We sent James a very descriptive email in advance of our visit regarding what we were looking for (and of course we changed our mind several times prior to our scheduled house hunting trip!) and he set aside several days to show us around the area and several specific homes that we were interested in. We found him to be incredibly knowledgable, easy to work with, and not pushy at all. We're a little more particular than most so it took almost 3 full days of "looking" to narrow down our final choice to make an offer on. We probably looked at 25-30 houses during this trip! James never gave us the impression that he didn't have time for us. We are in our 50's and have worked with several realtors over the years buying & selling homes. We can honestly say that working with James was an incredibly fun and fruitful experience. He is very likable, works hard to please, extremely knowledgable, and is a GREAT communicator. He is also very well connected to others in the service and banking industry to work with - meaning that he can suggest great people to work with throughout the process (bankers, home inspectors, insurance agents, pool, lawn, painters, etc. etc..). Every person he has recommended was absolutely excellent! Lastly, he has been in contact with me before, during and AFTER Closing on the house to ensure that everything is going well. He has done several tangible things for us way above & beyond the call of duty without asking for a Penny. We will be forever grateful for his assistance through this process. Thank You James! After an unsuccessful attempt to sell our home with another company, we were reading some positive reviews on the real estate websites, and we decided to schedule an appointment to meet James Sommers. James and his team were very impressive right from the get go. James knew exactly where to price our home to get it sold and also at a price we were happy with. All our questions were answered in a timely manner and they were always available at our convenience to show us properties, and also found us a home to move into while in the process of selling our current home. James was always available to answer our phone calls, and always called back within a few minutes if he was on another call. Other realtors we found did not return calls or were never available, and that is one of the reasons we decided on working with James. It took him less than 60 days to find a buyer for our home, and also find us a new condo to move into. We will gladly recommend James Sommers to anyone we know looking to buy or sell a home.

James and I have done numerous deals together. James has sold two homes for me and just sold a lot I purchased from one of his previous clients. Every time James and I have dealt together has been great. The closings come off without a hitch everytime. He is just a good honest man that gets the job done.

James knows the area! He is professional and follows through all the way past the closing of the property. I wish all Realtors were as nice to work with.

  • What advice would you give a customer looking to hire a provider in your area of work?

    Ask your Realtor how long they have lived in the area and how long they have been in business. If you are selling your home, ask your agent what would happen if they didn't sell anything for 3 months. Would they be financially able to continue marketing their listings? Do they have a team or partner to help if they are busy or sick? Do they have a full time support staff to schedule showings and coordinate closings? What kind of marketing will they employ to get your property sold.
