A. Ensure your Florida Home Inspector is Licensed, this is compulsory from July 1st 2011. Also ask for references, a good home inspector will always have them. Look at their reviews on line to see what their reputation is like. There is no substitute for experience, ensure you aren't getting an someone straight out of inspector school. Check the price, the cost for inspections can vary wildly.
A. I wish I knew all the associations and qualifications an inspector should have, I wish I knew the quality of their work in advance. I wish they would actually deliver their reports on time. I wish I could easily check their licensing. I wish they where friendly and courteous. I wish there reports where easy to understand.

A. Ensure the Home Inspector you choose has General Liability and Errors & Omissions insurance. See if they have a biography charting their experience. Ask for specific references and contact them. Ask if they are a member of any trade organizations or affiliate groups. Speak to them on the phone, one to one communication is a good sign of abilities. See when they can complete your report and how long it will take to get back to you. This is essential in your closing process as you will only have a short period of time to complete your inspections and pass it on to your lending company. Lastly, do they make you feel comfortable?
