Q. What advice do you have for a customer looking to hire a provider like you?

A. Please be sure to hire a licensed inspector. FL began enforcing home inspector licensing in June 2011. You may not know that your insurance company rejected your inspection report for weeks or even months and you will have to hire someone qualified. I hold multiple licenses, but the minimum requirement for any inspection in Florida is a State Licensed Home Inspector.

Q. If you were a customer, what do you wish you knew about your trade? Any inside secrets to share?

A. Always get a permit for any work that is done on your property if required. A permit protects you somewhat against poor workmanship because inspections are required at various stages throughout the process. Also, at some point you will be required to get an insurance inspection or possibly a home inspection. If a contractor tries to talk you into doing a job without a permit, hire someone else. You may save a few dollars up front but you can count on having trouble proving to your insurance company or a potential buyer that the upgrades were performed properly.

Q. What questions should a consumer ask to hire the right service professional?

A. All inspections are not created equal. Don't hire an inspector based on price alone. Ask for qualifications, licenses and experience. If you hire someone that does not know what they are doing and they send incorrect information to your insurance company, it can result in your policy being cancelled or your insurance company refusing to pay a future claim.
