A. Ask for referrals. Ask to see a sample report. You should find out if the inspector does not inspect certain items IE: swimming pool, pool heating systems, etc. Ask if the inspectors takes photos and puts them in the report. Does the inspector get in the attic? Does the inspector get on the roof? If the inspector does not complete each one of these, you might want to look for someone that does. Then, find out how much experience he/she has. Is it their full time job or is it just extra income.
A. I had a home inspection done on a home I was purchasing in 1989. The inspector told me to wait by my car until he is done. In 45 minutes, he came up to me and said everything looked great and handed me a bill for $300.00. He gave me a very generic report that really said nothing more than what I already knew.
This is when I decided to become a home inspector. Not because it appeared to be easy. I decided to become a home inspector and do everything the way he "didn't" do it. I trained for years even before completing my first home inspection.
What I like most about my job is providing the most accurate and detailed report and information around. I look forward to every inspection, even after thousands of them.
A. I completed a commercial building inspection in 2010 of a Deli. I found some typical items and some very serious items, including some electrical items that I listed as defective and a potential fire and safety hazards. I made it pretty clear how much of a hazard the electrical items were.
As it turned out, my client "declined on the purchase of the property" due to the seller not willing to pay anything toward the electrical issues as they said it has been this way and has never been a problem. I said it was simply just closer to being a problem.
Within a few months, I heard on the news that the Deli burned down. My client actually called me afterwords and thanked me for being so detailed as she would have purchased it if it wasn't for the detailed inspection.
