Introduction: Our general property management rates are 5% off the rent with a minimum of $50 per month. Duties involve the following: • help in getting your property leased • collecting of rents from tenants on a monthly basis • imply and enforce penalties and fees to tenants • deposit rents into a secured account chosen by property owner • will be the point of contact for all tenants' needs and emergencies Fish Management will be the first on site if there are any emergencies with the property. We will schedule and make arrangements with any utility companies, contractors, etc. to remedy any situation that may arise. We will report to the property owner the status of their property on a set routine, based on the property owner's request. Additional services include: • Fish Property Management (FPM) has a wide variety of home maintenance and handiwork knowledge. FPM will review and assess any service work that is called in by a tenant. If FPM feels they have the ability to do a repair or work, and not have to call out for a local servicer, FPM will do the work at a discounted rate of $25 per hour. • All handyman work requested by the homeowner will be charged at a rate of $25/hour. • Lawn maintenance is available through FPM (price will be assessed after review of property). • Bi-annual walkthrough is an additional feature that FM will do at a rate of one month's additional fees. The bi-annual walkthrough will include a checklist of how the property is being cared for, testing of all mechanicals, and maintenance checks throughout the property. Photos will be taken if requested by the property owner. You can have the confidence that your property is cared for.
