Named Baltimore's Best Home Stager by Baltimore Magazine, we provide home staging services for vacant and occupied homes in the Greater Baltimore Metro Area. In business since 2005, our average days on market is less than 35 and the most recent 10 homes we staged have gone under contract in an average of 11 days.
Our signature Walk 'n' Talk staging consultation is a great place to start if you are getting ready to list your home. We go through the house together and take notes as we give you very specific things to do to get your house sold quickly. We can then provide a quote to come back, and help you with any or all of what we discussed. We have a large inventory of furniture, artwork and accessories available for rent at affordable rates.

Joy Waida, owner and principal designer of Joy Home Design -staging and interiors worked as design center manager for a top 7 national homebuilder and worked with over 1,000 families picking every interior finish in their home. In addition, she studied Interior Design at the Maryland Institute College of Art (MICA) and in 2007, added the Accredited Staging Professional designation to her resume.

Q. What advice do you have for a customer looking to hire a provider like you?

A. Ask what their credentials are or what qualifies them to be an expert in home staging? Make sure to ask what their average days on market is and ask for referrals from previous customers or testimonials. Just having a "knack" for decorating does not a good home stager make. Whoever you choose should be professional in that they answer the phone when you call, respond in a timely manner to emails and show up on time to appointments. Home staging is a new and emerging industry and there are many people that think they can run a successful business but in the long run don't have the professional business experience and know-how to serve their clients effectively. We are professional home stagers and this is our career . We take it very seriously and plan to be in business for the long haul. We welcome your enquiries.

Q. If you were a customer, what do you wish you knew about your trade? Any inside secrets to share?

A. I would let them know that there is no set way of working and that every stager does business slightly differently. They need to interview the stager to see if they work in a way that is compatible with their needs. Some stagers do not have any inventory and do not do vacant staging. Some only do vacant staging while others just do consulting. Ask questions relating to experience, skills, education and results. Then make your decision based on that.

Q. What questions should a consumer ask to hire the right service professional?

A. They should ask what their experience,skills, education and results are. They should ask for any affiliations with industry associations and for referrals from former clients. Any professional that is good at what they do would be happy to provide this information. They should ask for their system of working and payment terms. We try to be very clear with our quotes so that there are no misunderstandings.
