I've used Nikki twice now for lead tests. She is a delight to work with, extremely knowledgable, friendly, and has a quick turnaround. Highly recommended, I plan on continuing to use her services in the future.

Never had an inspector go over and beyond what they are required to do like Ms Young. Highly recommended if you want the job done right and with care. Thank you for all you have helped with.

Q. What do you wish customers knew about you or your profession?

A. I love my job and I love this industry!
I would like to take this opportunity to share some of the benefits in using my inspection services that separates me from other home inspection companies.

I provide housing inspections for single family, multi family, townhouses, and condos. Service for Baltimore County Rental Properties is also another major service provided as well as MDE Lead Paint Inspections. What sets me apart from other inspection companies is integrity, reliability, organization, communications, and most of all I give 100% to all service provided.

All reports are computer generated and clearly distinguishes between major defects, minor defects, and routine maintenance items. Reports are written in understandable language that’s easy to read. A variety of photographs are provided with in the report for visual reference as well as for further understanding.

By offering flex hours I am able to inspect those last minute needed inspections for those tight closings or if you just have an excited buyer.

Q. Do you do any sort of continuing education to stay up on the latest developments in your field?

A. Yes. Yearly I take continuing educational classes in building inspections as well as lead paint. This way I stay informed and knowledgable on new information as well as state and local county laws.

Q. What are the latest developments in your field? Are there any exciting things coming in the next few years or decade that will change your line of business?

A. Baltimore County Rental Registration Inspection Renewals are coming to their 3 (three) year registration renewal date. Code Enforcement and Baltimore County Rental Law requires all rental property owners to have their rental inspections done ever three (3) years. I am proud to say I was apart of the Baltimore County Rental Registration Inspection process that started three years ago and I can't wait to re-visit all my clients that helped me start this business!! I am super excited to share with them the new services I have added and will be able to help them with future Maryland Lead Inspections at their tenant turn overs.

Q. If you have a complicated pricing system for your service, please give all the details here.

A. Unlike most Lead Inspectors I give a flat rate price, this way there is no surprise of unexpected costs /or/ hidden fees once I am at your door step or the inspection is completed.

Price includes:

• The Visual Inspection (Exterior & Interior)

• 10 Dust samples & the Lab fees

• Certificate & Paper work.
(Paper work includes tenant pamphlets which the state of MD law requires you to give to your tenants (most inspectors do not offer this!) Also provided - MDE Typed Registration Forms.)

• 3 day turn around for lab results (3 - business days)
