We have been designing and building flagstone patios to outdoor living spaces and fine gardens throughout the Washington metro area since 1997.

We are working with a registered landscape architect, Mary Abe, with license number MD #3538. We will work with you to give you the best quality and value possible.

We have 3 flexible options to build your project:

* Option 1: Free estimate and consult

The project is not so detailed or the scope is limited, so we can create a proposal without design process based on quick initial visit by Mary Abe, a landscape architect. A quick sketch and/or pictures of materials to be used is generated with the proposal.

The project can then be built quickly providing no permits or HOA approvals are needed.

* Option 2: This is better suited for projects which have no detail or form.

At the first initial visit, you will be given a rough ballpark range of the total project cost. This is to help understand what the client wants to spend versus what can actually be built within a particular budget. Essentially, it is the budget that provides the designer with the potential scope and detail viable to build the project. The overall project budget then used as the base that a 10% retainer fee is required to initiate the design work. Typically, any project over $30K will go through this process.

At the end of this process, a proposal for the work to be done will be submitted with the proposed design. A design fee cap will be set at the beginning of this process, so you know how much the design would cost if you choose not to install the project. If the installation proposal is accepted, 50% of the design cost will be refunded towards building the project, and the remainder of the deposit will go towards the initial 1/3 deposit.

We offer one year warranty on all workmanship by a fully licensed home improvement contractor and stone mason (MHIC) with over 20 years of business in the Washington metro area. References are readily provided.

50% of the design fees are refunded back to the client if the total project proposal to install is accepted and signed into contract.

Initial design fees can range from $300 to $3000 plus/minus for a project, always depending on the scope of work. The project budget is ballparked with a range of costs prior to design stage to make sure the project budget is followed.

For expansive rebuild or pool projects involving permits, design fees will not fall within this range and will be quoted per job.

* Option 3: Design consult and perhaps a design

You want to do the job yourself but are not sure where to begin. For a 2-hour consult that will result in on-site rough sketch that you keep, note or whatever you need, there is a $200 fee.

Clients within 10-mile radius of zip code 20712 will be prorated to $175 for reduced travel required to reach site.

Question and answer

Q. Why does your work stand out from others who do what you do?

A. I am a registered landscape architect with over 20 years experience--15 of those years has been working with home owners on their landscapes. I am considered an expert in my field. My designs and spaces have won awards. My stone mason is a 3rd generation Italian stone mason with 5 crews who can build just about anything.

Q. What do you like most about your job?

A. A chance to be creative and educate the public on environmental and sustainable landscape practices.

Q. What questions do customers most commonly ask you? What's your answer?

A. The cost of what they want to do. I give a ballpark range for the project to see if it works for them. The best design is a design which can be built. If it stays on paper because it beyond the client's budget--even in phases--it is pointless. The second most frequent question...what plants are deer resistant. I specialize deer resistant plants and naturalizing situations.
