Q. If you were a customer, what do you wish you knew about your trade? Any inside secrets to share?

A. There is a difference between a "Real Estate Agent" and a "Realtor". A Realtor is a member of the National Association of Realtors (NAR) and is required to follow a strict code of ethics. Be sure to hire only a "Realtor".

Q. What questions should a consumer ask to hire the right service professional?

A. Ask for a "Bottom Line" estimate of what you can expect to walk away from the sale of you house with. The estimate should give a complete breakdown of the costs associated with selling you home, not just the real estate commisssion.

Visit the state licensing verification website to make sure that the Realtor's license is current and there are no complaints on file with the state.

Q. What questions do customers most commonly ask you? What's your answer?

A. I am constantly asked if it is possible to submit a lowball offer on a foreclosure and have the bank accept it. Yes it is possible, but not on all bank owned properties. Real Estate is a local business, and in some cases "local" means specific subdivisions. The number of homes on the market in a particular neighborhood will have an affect on the price os a home as well as the condition of the proerty in question. The worse the condition and in neighborhoods with higher numbers of homes available will motivate a bank to take a low offer.
