M J Moser is a general contractor specializing in roofing, remodeling and repair for over 35 years. He is the holder of State License BC002668. He was a Director at Large for the Minnesota Society of Housing Inspectors (MSHI) for 18 years, where he is the current adviser to Board of Directors and has been a member for 26 years. He is currently also a member of the Board of Directors for the St. Paul Truth in Housing Board and is a member of the National Association of Home Inspectors CRI (NAHI).

He has prepared and presented truth in sale and time of sale seminars for the cities of St. Paul, Minneapolis, Bloomington, South St. Paul, Hopkins, and Maplewood for 26 years.

He was a member of the Professional Roof Advisory Council for CertainTeed Corp. for 12 years. He provided Owens Corning Corp., with consultant and product testing, roofing division warranty, repair, and troubleshooting for 10 years. He helped develop and implement the residential roofing license test for the State of Minnesota and assisted in formulation of syllabus for several technical vocational colleges regarding building inspection trade education (Hennepin Vo Tech and Inver Hills Community College).

He appeared and assisted in the making of contractor national films for roofing installation and general business concerns for both Owens Corning Corp. and CertainTeed Corporation. He have prepared and presented roofing inspection and application seminars, inspection techniques seminars, insulation, moisture control, ice dam prevention, as well as numerous other seminars throughout the metropolitan area as well as at several national locations.

Q. Describe the most common types of jobs you do for your clients.

A. 1st time home buyers, point of sale and truth in housing evaluations
as well as inspection of remodeling projects. FHA roof certifications which are required in most cases by a State Liscensed Contractor.

Q. What advice do you have for a customer looking to hire a provider like you?

A. Make sure your inspector is insured and experienced . Having both a constuction and inspection background is a major advantage for you as a consumer. Purchase of a home is a big step and you need to know the condition of the property prior to purchase.
That way if any defects are found you can adjust your offer or find another property with out further cost or risk.
The state of Minnesota does not have a liscensing requirement. I spent years lobbying for this requirement as a protection to the consumer to no avail. Until there is a change it is " buyer beware " . Be sure to carefully check out your inspector prior to hiring.

Q. Why does your work stand out from others who do what you do?

A. With over 35 years in the construction and inspection field ,I offer a well rounded view of both existing and new properties. The experience of actually building as well as remodeling make me unique. I have done extensive teaching for manufacturers of building materials , contractors , building code officials as well as city inspection programs.
With over 15,000 inspections and over 35 years building, remodeling, inspecting and teaching in cities throughout the metro ,I offer a background that is second to none.




Q. What do you like most about your job?

A. I love the work and the people. Providing an insite to someones new home is very satisfying and helps them make a good purchase decision.

A. What are your qualifications ? Can I get more information without any pressure to decide this instant ?

Q. Do you have a favorite story from your work?

A. I did an inspection for a 1st time homebuyer in a city that had a required report on site. This report wrongly showed a clean house with no major defects.
The house had been painted to look pretty for the sale ,but no other work done. It was being flipped fast to make money for an investor.
I found and disclosed a defective furnace , bad gas lines ,improper plumbing, deteriorated roof and many other defects.

Because I found over $20,000 in undisclosed defects , the single mom did not buy. It is a good feeling to help people in their decisions on buying a home while affording some protection.

Q. What do you wish customers knew about you or your profession?

A. There currently is no requirement for a State Liscense in Minnesota to perform home inspections. I worked with several organizations and lobbied for years for this requirement to no avail.
Many inspectors do not carry any Errors & Omissions insurance for their work and instead hide behind a coporate shield.

Q. How did you decide to get in your line of work?

A. Having started in construction ,I found people seeking me out for advice. It was a natural progression into an exciting profession.

Q. Do you do any sort of continuing education to stay up on the latest developments in your field?

A. Since I carry a state builders as well as 7 city evaluation and rental liscenses , I am always doing continuing Education. I also am a voracious reader and follow trends and updates in most trade magazines. I attend many trade and Home shows throughout the year. Every year I assist with education seminar presentations with Professional Inspector organizations.
Many inpectors as well as contractors call me foer advice on work they are doing. this requires a lot of additionaal resear4ch and quite frankly , I love it !

Q. What are the latest developments in your field? Are there any exciting things coming in the next few years or decade that will change your line of business?

A. With cost, resources and energy all being continually an issue, there always will be new developments. As an Inspector I will always be striving to keep abreast of any changes.
