- What should the customer know about your pricing (e.g., discounts, fees)?
For single family, residential management, our pricing is 8% of the monthly rent plus 5% of major repair costs. Included in the 8% is seasonal and everyday maintenance (gutter cleaning, furnace & A/C servicing, etc). Major repairs consist of sudden power outages, loss of heat, plumbing issues arising, etc. -- For residential apartment buildings, our pricing varies between 5-8% of monthly gross rent, # of units, location of building, and whether there is a super on the premises or not.
- How did you get started doing this type of work?
I began as a real estate agent, and had a high-level client looking to rent out his 9,000 sq. ft. mansion in Llewellyn Park, West Orange. He had no interest in being a landlord, nor did he have the time - so he offered to pay me to do that for him. Over the years this has taken off, and property management has become a primary aspect of my business that is just as important as the buying/selling side.
