Q. What advice do you have for a customer looking to hire a provider like you?

A. First - The inspector should hole a valid, up to date Home Inspection Licensed, issued by New York State.

Second - The Home Inspector should offer Termite (Wood Destroying Insect) Inspections along with the Home Inspection.

Third - The inspector should be actively certified in category 7C with the New York State DEC to perform termite inspections.

Fourth - The inspector should provide a detailed, computer generated, narrative, picture report rather than an on-site report.

Fifth - Inspectors claims that his or her Home Inspection Association is better than the other are false. All Associations require similar Standards of Practice, Codes of Ethics and Continuing Education. Also, New York State has adopted its own COE and SOP's therefore every NYS Inspector is required to follow the same standards.

Q. If you were a customer, what do you wish you knew about your trade? Any inside secrets to share?

A. On site reports allow inspectors to complete a job quickly, therefore, more jobs can be completed in a day. On site reports are more or less checklists which are completed on the go and given to the buyer at the end of the physical inspection.

Computer generated reports are completed in the office, take hours to write and are more detailed with pictures explaining the findings. They also have a more detailed narrative and provide a better picture of the conditions of the property. Computer generated reports also can provide better negotiation power as pictures provide definite proof, whereas checkboxes are extremely subjective. Obviously, these are the opinions of this inspector.

Q. What questions should a consumer ask to hire the right service professional?

A. 1. Do you have a valid New York State License?

2. Are you affiliated with a National Home Inspection Association?

3. How do you stay current and/or continued education?

4. Do you provide an onsite or computer generated, narrative picture report?

5. Can I (we) accompany you and ask questions during the inspection?

6. Do you perform termite inspections?

7. Are you certified with the New York State DEC to perform Wood Destroying Inspect Inspections?

8. How soon will the report be completed/will the report be ready within 24 hours?

9. Will I receive my report by email AND a mailed hard copy?

Q. What important information should buyers have thought through before seeking you out?

A. First, they should do their homework and seek at least three inspectors to inquire about. They should make sure the inspector is licensed and knowledgeable. They should know what kind of report they want, on-site or computer generated and then question the inspector regarding the report and time frame. They should never choose the cheapest inspector and also may be weary of the most expensive. Cheaper inspectors may be newer, the most expensive may be doing too many.
