* Tenant placement and property management services - At IV Corners, our team prides itself in being a one-stop shop, serving you in all stages from acquiring a strong tenant, managing that tenant and property, and eventually transitioning your property into a purchase with the help of the strong mortgage team we work with closely.
* Community-wide joint ventures - We work with community organizations such as Salvation Army, Ohio Job and Family Services, Ohio Department of Mental Health, etc. by joint venturing with its housing program for re-housing and re-entry collaborative for qualifying families.
* Tenant qualification This includes application, credit check, criminal background check, rental verification, income verification, and interview process.
* Rental apartments, condos and duplexes We provide a 12-month rental agreement available to section 8 and non-section 8 tenants. Deposit is the same as first months rent.
* Rental homes We provide a 12-24 month rental agreement available to section 8 and non-section 8 tenants. Deposit is the same as first months rent.
* Lease purchase We provide a lease contract, wherein a portion of the rent or lease payment is applied to the purchase price of the property or leased asset. When the total price is paid up, the item's title is transferred from the owner or seller (the lessor) to the tenant or buyer (the lessee). Lease purchases are a kind of hire-purchase, and for accounting purposes, are usually considered to be capital leases.
* Land contract We provide conditional real property sale agreement, wherein a buyer gets the possession of a property, but its title is transferred to the buyer only after the full price (including interest and other charges, where applicable) is paid off. Compared to a mortgage (where the lender has to apply for a court order), in case of a default, this agreement makes it easier for a lender to sell the property. It is also known as contract for deed.
* Work for down payment This option allows a buyer to cater for some of the work on the house; the owner may assist in the down payment or waive a portion of the down payment. The buyer will need to qualify for financing from a lender.
* Retail purchase Qualify for financing with a lender and attain a loan. Buyer puts down up to 3-5 % of the purchase price as down payment.
* Credit repair - It's the process of working with creditors and credit bureaus to enhance a person's credit report as a way of improving their FICO credit score. The steps needed to improve a person's credit may be performed by some type of credit repair agency or a single person. These steps usually include analyzing all the debt that a person has acquired and then creating a plan to eliminate or reduce the debt.
