We don't get collect any fees until you have a qualified resident. Resident Placement - Our Leasing service completes the placement of a tenant in your property with no hassle to you. This service is the solution for owners that want a professional Leasing Agent to handle the advertising, showings, tenant screening, lease and necessary documents related to move-in however would prefer to manage the day-to-day operations themselves. We handle everything associated with the leasing of your property and leave the monthly management up to you. In addition we publish our inventory lists and keep them available for all prospective tenants along with our professional '“FOR RENT'” sign displayed in the front of the property. Showings - We offer flexible showing schedules and appointments 7 days a week and evenings too! Tenant Screening - A thorough background check is critical in the tenant selection process. The last thing we want to deal with is a bad tenant! Our background check includes credit, criminal, eviction, and employment. We also contact previous landlords for referrals. We want to ensure that our property owners get the quality renters they deserve. Good quality residents make the life of a property manager much easier and keep vacancy rates to a minimum. We utilize a 5 step screening process on each adult applicant. We pull credit report on each adult rental applicant. We do an "Eviction Search" verifying data gathered We do a verification of former landlord references We do a verification of the applicant's employment or income to insure rents can be afforded. We meet with your clients at the property to go over all details of the lease and insure they fully understand their obligations. Collection of rents and deposits - In FDIC insured Client Trust Account Notice Service - A pro-active approach to sending late notices, follow-up on delinquencies and initiations of collection actions and filing of F.E.D. actions in District Court, when and/or if necessary. Servicing of all Inquires and Complaints - We offer quick response and resolution to all inquires and complaints from residents and keep a detailed record of all communications.
