I purchased a 203K Streamline renovation property through Fannie Mae which required me to get a contractor approved by my mortgage company prior to closing. Top This was one of eight contractors that I had look at the property and quote the renovations needed to not only have the property meet code, but also some cosmetic work I wanted done. Mike was extremely accommodating and very clear in his assessment of the job and what it would take to finish the work. While others tried to charge me twice for overhead and labor (I work in accounting, so I spotted this easily), Mike's estimate was fair at a bit over $17K. The job was broken down into itemized descriptions as requested by the mortgage company and very clearly outlined the work that would be done. The job included, but was not limited to: water damage repair, coating the roof, tearing down an unsafe deck that was beyond repair, re-wiring the electric for the entire house and reconnecting cut wires, reconnecting all of the plumbing that had been ripped out and stolen, replacement of all radiators in the home, replacement of parts and repair of the furnace and water heater, put in a new bath/shower in the bathroom, drywall, and replacement and capping of windows. All work was completed with high level of standards and was very clean. The work was completed in about a month, during which Mike consistently updated me on the progress of each part of the job. We routinely had walk-throughs so he could show me what was completed and what part of the job they were moving to next. Because the experience was so positive, I ended up adding on a few items which he quoted for me and completed while he was working on the original job. It was a pleasure working with Top This, and I am now blessed with a beautiful new home. In the future, I definitely plan on using Top This again if I have another project. I highly recommend them.

The customer should make sure the contractor is fully licensed and insured. The customer should get 3 estimates from 3 different contractors.The customer should also get references from the contractors previous customers.They should always proof read the contract extensively to make sure the customer and the contractor are in agreement on the description of work.
