I offer full representation plus MLS fee for service listings and buyer rebates.

I offer tailored Fee-For-Service Plans built around each individual seller's needs. This is not your typical MLS flat-fee option, but gives you better service, better exposure at a rate that will reduce your commissions by thousands.

I also offer a Buyer Rebate Program, which entitles you to a 1-2% buyer rebate on the sales price of the home you purchase. I will give back up to 67% of my commission. This option may be available if you already know the home you wish to purchase, have narrowed down your homes of interest, or are looking to purchase within a short time frame.

    Nicole helped me buy a house in Austin in 2008. I was particularly impressed by how prompt she was with emails/calls. I called her on a Saturday morning and she moved things so fast that I had an offer put for the house the same day, The advice she gave me was very helpful as well. Lastly, at the closing time, there was a goof up and the seller (unreasonably) sold the refrigerator. Even though it wasn't completely her fault, Nicole owned up and sent me a check to cover 50% of my loss. That a great gesture. I have since recommended her to two people, both are happy customers.

    I bought my condo with Nicole's help a few years back. She is extrememely knowledgeable, courteous, professional and driven to providing the best customer service. True to her advertised offer, I received a partial rebate of her commission which helped me remodel my unit. Q. What advice do you have for a customer looking to hire a provider like you?

A. As a Buyer, you should always be represented with your own "Buyer's Agent". I have negotiated and facilitated over one hundred transactions in the course of the last two years alone, totaling over $100,000,000. I know Austin, I know the market, and have been serving the Austin community since 2004!

First-time home buyers, I will help guide you through the process, making sure you are informed and all your concerns are addressed. I follow through on every last detail! For those experienced Buyers that may already know the drill, let me show you the difference it makes having me on your side. I know when to negotiate harder, and when to ease up! I am in the business of serving people. Allow me to give you the personal service and experience that will help save you time and money.

Q. If you were a customer, what do you wish you knew about your trade? Any inside secrets to share?

A. Are Sales Commissions Are Set By Realtors?
No. It is illegal for any licensed agent or broker, to set or claim commission rates or fees are set by any trade group or governmental agency. The Federal Trade Commission saw to it that all Realtors listing agreements have printed: that no..."Fee, Commission of other valuabel consideration...has been fixed by any govermental authority or by any Trade Association or Multiple Listing Service." This means the broker can set the fee, but it must be set "independently". In practice, you can negotiate all YOU want, but the broker or agent won't budge. The real estate firm can have their "fixed" commission as long as there exists no conspiracy to fix the price among firms.

Q. What questions should a consumer ask to hire the right service professional?

A. What is your track record? How much will you charge for the services you provide? What do you expect from me as a buyer/seller?
