Our pricing structure for property owners is straightforward: - Monthly property management fees are calculated at 6% of the monthly gross rent. - Leasing Fees amount to 50% of one month's rent. - Lease renewal fee stands at a fixed rate of $250. - We do not charge an account set-up fee.
- What is your typical process for working with a new customer?
Initial Introduction and Consultation: We start by introducing our services to potential clients, providing them with an overview of what we offer and how we can assist them with their property rental needs. During this phase, we also take the time to understand the customer's specific requirements and goals. Agreement to Use Our Services: Once the property owner decides to use our services, we proceed to formalize the agreement. This involves the signing of an agreement outlining the terms and conditions of our partnership, including pricing, duration, and any other relevant details. Handover and Inspection: With the agreement in place, we schedule a handover and inspection of the property. During this phase, our team works closely with the property owner to ensure a seamless transition. This may involve obtaining keys, documentation, and any necessary access to the property. Property Preparation: After the handover, we initiate the process of preparing the property for listing. This includes a thorough inspection to identify any necessary repairs, maintenance, or improvements to make the property market-ready. Our goal is to maximize the property's appeal to potential tenants. Listing the Property for Rent: Once the property is in optimal condition, we proceed to list it for rent. This involves creating appealing property listings, marketing the property through various channels, and conducting viewings for prospective tenants. Tenant Screening and Selection: We carefully screen and select potential tenants to ensure they meet our client's criteria and are a good fit for the property. This process includes background checks, reference checks, and rental history verification. Lease Agreement: After identifying suitable tenants, we assist in drafting and executing the lease agreement, outlining the terms and conditions of the rental. We ensure that all legal requirements and obligations are met. Ongoing Management: Our services extend beyond the initial rental process. We provide ongoing property management, including rent collection, maintenance coordination, and addressing tenant concerns. - What education and/or training do you have that relates to your work?
Our lead property manager, Seemant, earned his degree in business from the National University of Ireland. Additionally, he is licensed as a real estate broker in the state of Washington and has been actively involved in the real estate industry since 2013.
