- What should the customer know about your pricing (e.g., discounts, fees)?$295 for Condominiums up to 900 square feet* $395 for Townhomes up to 1800 square feet* $495 for Single Family Homes up to 2600 square feet* *Additional square footage is $.10 per square foot above original fee. ADDITONAL TESTING/INSPECTIONS: Pricing only valid on day of home inspection. • $139 for radon testing ($189 value). Radon testing includes 1 sample following the National Radon Proficiency Program (NRPP) protocol. Report will be available within 48 hours of test date. • $25.00 for a Real Estate Termite/WDI inspection ($50 value). Termite/WDI inspection will be available within 24 hours of inspection date. And will follow • I offer two levels of mold testing. I can do air sampling involving taking measured air samples using an air pump on each level. A three level house would involve 4 samplings – one for each level and one for the outside. There are no good or bad levels for mold as there is for radon. Instead, I measure the mold levels outside and compare them to the inside. The levels inside the house should be less than those outside and the kinds of mold represented should be the same. If the levels are higher inside or if there are additional types of mold then we know the house is producing the molds and they have not simply intruding from the outside. The fee for air sampling on 3 levels is $350.00. It requires about an hour of time and I typically have the results back from the lab within 2 business days. The other alternative if there is detritus/visible signs and you want to know if it’s possibly mold is to take samples of that detritus/visible signs and also send them to the lab for processing. Three tape/swab samples cost $250.00 and the lab time is the same. Truthfully, my general recommendation is that if you can what appears to be mold then FIND THE WATER and stop its intrusion and then clean up the detritus/visible signs because no one can predict which molds will be bothersome to which person. There are no universals when it comes to mold. PAYMENT. Due at the conclusion of the home inspection. I accept personal checks, major credit cards and PayPal.
- What is your typical process for working with a new customer?I encourage my customers to follow me through the entire inspection as I describe condition of all the major systems and components including the foundation/structure, roof, siding, windows, electrical, plumbing, heating/AC, attic and much more including inspecting for mold, vermin and termites. You'll learn the overall condition of the house and how to properly maintain your new home.
