We have used Schembri Engineers numerous times over the past 20+ years to evaluate several homes for us. The most recent could have easily been a $400,000 mistake. Regarding what superficially looked like a good home, the owners supplied a report regarding roofing repairs and ground drainage repairs. However, upon evaluating the paper work to work that had been done RED FLAGS started to emerge. The roofing repair paper work did not add up, they used under sized scuppers for rain run off, with a heavy rain A/C electrical boxes would become submerged in water and electrical conduit was just laying on the roof with a small block of wood to keep it 1-2 inches off the roof. The para-pit wall was not sealed properly so water runoff was running down the walls inside the house. Windows were not sealed properly so water runoff was finding its way into the home. We then discovered the foundation had been eroded from ground water runoff and would need major repairs to stabilize the foundation. After talking with a foundation company and roofing company and window company repairs could easily run plus $100,000. On the surface it looked good, however in reality it was a major problem. For peace of mind well worth having Schembri Engineers take a look.
