Charlie performed a one-year warranty inspection on our new home, and the experience was fantastic. For my wife and I, this is the first new home that we purchased, and really just wanted the peace of mind that comes with a thorough inspection. I selected Charlie amongst a number of very qualified inspectors, even though he had the highest service fee (though only marginally so) of the group. And I do not regret it for a second! I could could elaborate on how professional he was, how he walked me through explaining his process, and how he took the time to answer questions and explain things on a level that made sense; all of which were true of my experience with Charlie. But I am not going to focus on those things. He is thorough, knowledgeable, accurate, and his final report reflected his excellence. The thing that makes Charlie special is that he is one of those rare breeds where doing things "right" is tied into who he is, with his personal integrity. I cannot verify this, but I'm guessing that he has higher expenses than his competitors, simply because he won't cut corners. That type of professional is priceless in today's world and I would not only recommend him, but I will advocate for him by looking for opportunities to send clients to him. My only regret is that I did not take the entire day off from work so I could follow him around. What I learned in the hour I spent with him was likr having a private home lesson. And far from being in his way, he seem to encourage that behavior and even seemed a little disappointed that I couldn't stay the day as well. My wife and I did not expect for the inspection to "pay for itself," as it was really an inspection to ensure nothing major was wrong before the warranty expired. However I'm already at about break even based on the suggestions that Charlie provided. WOW!

My wife and I are considering finalizing the purchase of a new home, and despite the builder's advice that it shouldn't be necessary to have a 3rd party inspection of the home, we went ahead and engaged the services of Abel Eye Inspections, and we are very glad we did. Charlie Ragsdale from Able Eye performed a very thorough inspection of the major Systems in the home – Structural, Electrical, Heating, Plumbing and Appliances. He noted several deficiencies which were unknown to us, especially with the roof. Not all inspectors actually walk the roof, but Charlie did and took several photographs which clearly illustrated faults in roof sealing and flashing and additional flaws which would have allowed water to penetrate into the home. In addition, he thoroughly documented deficiencies in drainage, sealing of windows, door functioning, excessive radiation from the microwave oven, missing fire-rated caulking in the fireplace, and the need for window-opening limiting devices on the second floor for child safety. He also performed a thermal scan which found a leak in the Air Conditioning system. We presented our builder with Charlie's list, and will not close on the home until these issues have been remedied. In summary, Charlie is a very knowledgeable home inspector who knows where to look and who takes his time in doing a very careful job identifying and documenting deficiencies that potential buyer's should know about, in order to make an informed decision on whether to buy or close on a home, and we highly recommend his services to you. Charlie did a great job to inspect our home at pre-dry wall phase. The report is thorough and well organized. He is very knowledgeable and trustworthy. He did find out minor issues that in a long run would become a major problem for our home. We're glad to have him as our home inspector. Definitely will need him for our follow-up and home complete inspection. Highly recommended.

Charlie Ragsdale did an outstanding job inspecting our (hopefully) soon to be new home! At the time I had no idea who or what to ask or expect for a home inspection, I received a quote from him almost immediately on Thumbtack. I was blown away not only by his work but by the invaluable information he gave me while going through the home explaining major immediate needs for replacements and/or repairs, along with current and future upkeep, maintenance, repair work that he recommended. All of which he put into his detailed report • He was on time! • He was extremely thorough and detailed in his work and explanations. • He provided Thermal imaging inspection (included for free). • Sprinkler System Inspection (Optional service for a very reasonable cost). • Explained locations and “how to” on things like proper operation of gas fire place, location of main water shut off valve, what I needed for safe use of electrical outlets in garage and throughout the house, what could be happening behind the walls based on the thermal scans, etc. • Provided Pest Inspection service referral. However, he went above and beyond his service by scheduling them to come out (after the service I scheduled did not show up) that same day and complete the job making sure I had the all reports in hand next day before noon. • Report was detailed with picture and information explains fixes including pictures of how it should or should not look. • Pricing was very reasonable! Thank you Charlie for the awesome service you provided!!!
