- What should the customer know about your pricing (e.g., discounts, fees)?
We're one of the few companies that offer a flat fee pricing system. Most property management companies will charge a percentage of the monthly rent and for properties that are priced higher, this turns out to be a large expense for the property owner. Typically, higher priced properties are easier to manage because they're in better condition and require less maintenance. Therefore, this percentage charge becomes grossly unjust as the rent amount goes up. Conversely, we offer full service property management services for $100 per month, flat fee. - What is your typical process for working with a new customer?
After receiving an inquiry from a potential client, I'll reach out to them personally in order to introduce myself and our company. After summarizing our services and pricing with the potential customer, I typically schedule a follow up meeting with them at their property. At which time, we'll go over the contract in detail, discuss the possible rental value of their home along with other details pertaining to the process moving forward. When and if they decide to hire us for tenant placement and property management, we would then come back to get the listing forms signed, take professional photos of the property and obtain keys. Once we have those in place, we can list the property right away and start our search for a great tenant!
- What education and/or training do you have that relates to your work?
I have over 10 years of experience in the property management industry. On top of having my Managing Broker's License, I'm also a member of NARPM, The National Association of Residential Property Managers. Both of these lend themselves to education exposure, along with ever expanding relationships with others in the industry. Only through experience can a property manager gain the knowledge and expertise required to successfully function at a high level in this industry.
