- What should the customer know about your pricing (e.g., discounts, fees)?
Each home is unique so the pricing depends on what is necessary to achieve the end results. When representing a buyer there is NO fee up front that is paid as the Seller will pay for Coldwell Banker to help you buy the home. When selling there are many different variables like the level of support and marketing necessary so again that rate would be dependant on the situation. - What is your typical process for working with a new customer?
Each Client is different so there is not "Typical" process. What I have found that works best is to talk with each person one on one and see what their needs are and the timetable in which they would like to accomplish those goals in Real Estate. If they are buying Coldwell Banker Home Loans is unique in the industry since we are the only Real Estate Brokerage that funds its own mortgages AND then never sells the loan. This in-house financing is only possible because of our immense size and this allows us to approve people with lower credit scores, higher debt to income ratios and even if they have recently had a foreclosure,short sale or bankruptcy. For Sellers the most important question is their timetable. When putting a home for sale on the market the best results are achieved when many weeks of preparation has first happened. That is not to say we can not move things much, much faster but ideally we at Coldwell Banker want to do all the work up front so that when the home hits the market we have created the perfect environment for a large number of buyers to want to buy that home. That takes time and a lot of money spent by us to get the Client the highest returns possible.
- What education and/or training do you have that relates to your work?
I have been licensed by the State of Texas as a Realtor and have taken advanced training to serve as an ABR (Accredited Buyer's Representative), MRP (Military Relocation Professional), CNS (Certified Negotiation Specialist) and Cartus Certified Home Market Specialist. Cartus is the largest Relocation firm in the world and has very demanding standards when it involves corporate Clients.
