- What should the customer know about your pricing (e.g., discounts, fees)?
Our pricing is VERY competitive. But where we shine is the VALUE of what you will receive behind the scenes. No one cares more than us And no one pays closer attention to your home and finances as we will. The overall service and attention that we give to each homeowner far surpasses the value of what we charge the clients. There is a very good reason of why we are growing leaps and bounds...and mainly existing client referrals. We find that to be the best form of flattery. WE HAVE THREE FEES: 1. Property Management Fee: Only $50 if you sign up by April 15th! (Normally 10% per lease) 2. $250 Lease Renewal We want your tenant to stay! We remind them 30 & 60 days before this date. We will reassess the property’s value during each renewal period. We also complete a full interior inspection. Afterwards, we suggest a new rental rate, create a new lease and obtain all appropriate signatures. 3. Tenant Placement Fee 75% of first month's rent. It only takes us 7 to 21 days to find you the best qualified tenant for your home. For that our charge is only 75% of the first months rent if you sign up for our property maangement services at the same time. OR we can just find you a tenant with no property maangement services for 100% (one month's rental fee)
- What is your typical process for working with a new customer?
The process of transferring over your property from an existing property manager is a VERY EASY process. Why? Because we handle everything! And we do it all for you. We made it simple on purpose...so you could relax and feel safe in good hands. We have 5 dedicated full time property managers- one will be assigned directly to you and your property and will walk you through every step of the transition process. You will ALWAYS RECEIVE A FREE RENTAL ANALYSIS on your property each year as well. They will even remind you of the small things like, key retireval, insurane and what it will take to get your home in rentable conidtion.
- What education and/or training do you have that relates to your work?
All of our agents are licensed and insured and most importantly, they are keenly focused on RENTALS only. Their main goal daily is to find the very BEST qualified tenant for your property. Once that tenant moves in, your property then transfers over to our property management team. All of which have been in the business collectively for over 22 years. That is a LOT of experience..and when it comes to dealing with homes and tenants, that experience is invaluable!
