Although I won't have the pleasure of using Vineyard as my property management company because I'm not in their management area ( a situation that I am very sad about), I did have the pleasure of speaking to Andi Lannom, one of the property managers there She is a gem, who was heaven sent and went far over and above, even though she could not manage my property due to its location. When I sent in a search for property managers through Thumbtack, Andi was the first one to respond to my request with a very personalized response. When I finally spoke to Andi, I found her to be very knowledgeable, personable and patient. She gave me a lot of good information about property management and what her company offered. After talking and discovering that my house was out of their area range, Andi so graciously offered to do some research and contact property management companies in that area, who might be more helpful. She followed through on her word and got valuable information from the companies, which she shared with me and put me in contact with them. That was such a blessing to me since I am a novice at this. Andi went well beyond the call of duty and I am very grateful for her help. She put me on the right track to finding a company who can meet my needs. I can't say thank you enough! - What should the customer know about your pricing (e.g., discounts, fees)?Although volume and price-point discounts may apply, the typical monthly management fee equals 10% of the monthly rental amount. When marketing a vacant property and placing a qualified tenant, a fee equal to the monthly rent will apply. All fees are paid through rent collected from tenants, not owner payments.
- What is your typical process for working with a new customer?We take a customized approach based on the specific needs of the rental property owner. We complete a comprehensive rental property analysis, then conduct an onsite property inspection to combine with our expert market experience. Once all the necessary information has been collected and confirmed with the property owner, our agreed upon approach is implemented and we immediately go to work for our new client.
- What education and/or training do you have that relates to your work?John Williams, Founder of VPM spent the past two decades in the Atlanta Property Management industry. For over 17 years, John served in a number of senior leadership positions, most recently as Vice President for Post Apartment Homes, LP, one of the nation's largest and most successful developers and owner-operators of upscale, luxury apartment homes. In addition to John's professional responsibilities, he served as an Advisory Board Member for Academic Real Estate Programs at the University of Georgia, Virginia Polytechnic Institute and State University (Virginia Tech) and University of Alabama. John was recognized as a two-time Outstanding Contributor for the Georgia Apartment Industry Education Foundation (GAIEF) and was a Member of the Georgia Lt. Governor's Employment Task Force as well as professional facilitator of multiple instructional and key note sessions for the Georgia Apartment Association (GAA) and National Apartment Association (NAA). John is an alumnus of Western Carolina University, Business Management Program and member of the National Association of Residential Property Managers (NARPM).
