What should the customer know about your pricing (e.g., discounts, fees)?
I have a scaled commission structure to provide my clients with choices. Are you someone who prefers DIY or do you prefer to hand the keys to a pro who will handle all the details. I have different listing options to meet each of my client's needs.
What is your typical process for working with a new customer?
I am very flexible in how I can communicate with clients. I try to make this process as easy as possible. We can meet in person, we can have a meeting over the phone, we can communicate by text, email or even Snap Chat.
If you are a home buyer we can do most of our first meeting over the phone or electronically, as we can assess what criteria you are looking for and I can get you set up on a search of the Central Virginia MLS or Northern Virginia MRIS. Once you find homes you would like to see, I set up tours for you to go see them.
If you are a home seller, its a good idea for us to meet at your home so I can effectively see where your home fits in with the comparable homes in your neighborhood that have sold recently or are on the market currently. Then we can discuss how to most effectively market your home to get it in front of the most qualified buyers.
What education and/or training do you have that relates to your work?
I am currently an Accredited Buyers Representative (ABR) so I have received special training to assist buyers in shopping for and buying their new home. I have also completed a course in New Home Construction and Buyer Representation so I may better assist my clients when they want to build their dream home. I am in the process of getting my Seller Representative Specialist certification. I will also be taking the Real Estate Negotiation Expert (RENE) Class in September. I never pass up an opportunity to learn new things to help my clients be more effective in their real estate transactions.
How did you get started doing this type of work?
I started doing this because I wanted to provide a higher standard of service to my clients as a Realtor. Coming from a technical background I have a broader skill set than most agents to be able to effectively use the internet as both a search tool and a marketing platform to best help my clients meet their real estate goals.
What types of customers have you worked with?
I have worked with many types of clients. Some new home buyers, some clients have been relocating from other areas, some are first time home sellers, and others are very experienced in real estate. I like providing all of my clients with the first class service they deserve.
Describe a recent project you are fond of. How long did it take?
I recently helped some neighbors, who were first time home sellers, sell their house quickly so they could move out of state for a new job. They had initially tried to sell it For Sale By Owner because they didn't fully understand how much work goes into selling a house. I was able to help them spruce the house up, get everything fixed and put it on the market for $10K more than they were originally asking. I even made curtains for 3 rooms to help stage it. The house went on the market and was under contract for their asking price in 9 days. I just really enjoy going the extra mile to help my clients!
What advice would you give a customer looking to hire a provider in your area of work?
Hire a Real Estate professional that is up to speed on internet and social media marketing. If your Real Estate Agent doesn't have Zillow reviews, doesn't know how to get your home at the top of Zillow property searches and doesn't know how to advertise on Facebook, Pinterest and Instagram, then you are not getting the maximum visibility for your home. This means it will be more of a challenge to get the best price for your property.
What questions should customers think through before talking to professionals about their project?
As a seller, You should be asking the agents you interview the following:
*How are you going to make this process easier and less stressful for me?
*Do you have contractors/vendors/ stagers to help me get my house ready?
*Do you provide a unique website to market my home?
*How do you market my home on the internet?
*Do you use social media?
*How will you help me through the home inspection and appraisal process?
*What kinds of open houses do you provide?
