- What should the customer know about your pricing (e.g., discounts, fees)?
Our standard pricing structure is very simple. For a single family home we charge the following rates: -Management fee of 8% of the gross collected rent (You are not charged if the property is vacant) -$300 leasing fee (Leasing fees cover our marketing and advertising of the property, as well as our very thorough, in-depth screening process) - $50 per bi-annual inspection Pricing discounts are available for multiple properties.
- What is your typical process for working with a new customer?
Our first goal with owners is to educate on the management process and make sure we are a mutually beneficial fit. We start by answering any initial questions a potential owner might have. Once we have answered any initial questions, we always offer any potential owner a free rental analysis of their home. This includes running market analysis of comparable properties in the area and internally reviewing the property with our property managers. When we have an accurate rental analysis we send that to the potential owner with a proposal detailing services performed and pricing structure of our management services. We also include a detailed flow chart of each step to effectively market and lease any property.
- What education and/or training do you have that relates to your work?
Certified Property Manager® (CPM®) from the Institute of Real Estate Management (IREM®), Master Property Manager ® (MPM®) and Residential Management Professional ® (RMP®), both from the National Association of Residential Property Managers ® NARPM®. Certified Residential Management Company (CRMC®) This esteemed designation is awarded to those professional property management firms that demonstrate a high standard in both procedures and customer service. A detailed examination of the company and recommendations from clients and peers are required for this designation. CRMC® Requirements Have an MPM® designee on staff. Provide verification of 500 unit years of management experience. (One unit year equals management of 1 residential unit for 1 year.) Successfully complete an on-site visit from a NARPM® auditor selected by the Certification Committee. Complete the audit process within three years of making application.
