- What should the customer know about your pricing (e.g., discounts, fees)?
We have a sliding scale for management percentage based upon the price of the property and the amount of properties we manage for you.
- What is your typical process for working with a new customer?
For new property management clients I will typically meet them at the property, walk through the home and make any necessary suggestions regarding repairs or cosmetic work that would expedite the rental process. Once we have determined and agreed on repairs, rental price, etc., a management agreement is drafted and signed by all parties. Owner will turn over a key to the property. I will take pictures, place a sign and begin to market the property for a tenant. Once a tenant is found, I will do a credit check, employment verification, background check. If approved, a lease will be signed, deposit and first months rent collected. Prior to move in, a written inspection will be done of the property, signed by the tenant and the tenant will be moved in.
- What education and/or training do you have that relates to your work?
I do have over seven years of property management experience, including but not limited to marketing property, showing homes, credit checks, leases, inspections, dealing with vendors on repairs, collecting rent, and evictions.
