- What should the customer know about your pricing (e.g., discounts, fees)?
We have essentially two main services we offer. One is a service for locating tenants (advertising, showings, background checks) and the other is a property management service (rent collection, maintenance coordination, random inspections). When locating tenants, our company does all the advertising for an owner up front for free, including showings and background checks. If we are able to locate renters that you approve of, we take between 1-2 month's rent as a commission fee based on the length of lease that is signed. If there is any reason we do not find a renter or if you end up finding somebody on your own, we charge no fees and would just take down our listings. We then charge a flat fee of $99/month ($89 per month, per unit for properties with 2-4 units), if you'd also like us to be your property manager. Usually the first step in the process is a free property analysis that we offer. It is similar to an appraisal where I would have a leasing agent of ours schedule a time to come meet with you at the property to provide an estimate for rent and go through general details so you can decide if you'd like to work with us or not. The property does need to be owned at this point as well. We generally recommend this takes place around 90 days before you're considering renting the property out if possible.
- What is your typical process for working with a new customer?
We like to customize each quote so you get the services you want and need. Please feel free to call us for a confidential, no obligation quote. To start with the process please email us with your personal information ( phone number, email address, property address and quantity of units to manage) so we can contact you and set up a personal meeting ! A face to face meeting is vital to build trust, and learn about our customers needs. Working hand in hand with a customer, we develop a detailed contract that outlines all of their needs and ensures compliance with those needs. Through this process, we have been able to avoid confusion, miscommunication and keep every customer satisfied. We look forward to working with you!

Our team has a diverse skill set with over 9 years experience in Real Estate, Community Association Management, and Property Preservation. We are CAM licensed and we have 9 years on this business managing more than 60 properties at this moment.
