My experience as a professional provided the best background to know how to make sure I am treating my clients the way they want to be. No poor excuses, no missed appointments, prompt responses to questions and concerns, and going the extra mile to earn the hard earned money they use for a home inspection. You don't need the cheapest inspector, you need the best. I have a reputation for being very thorough. Most other inspectors won't tell you how old that stove or refrigerator is, because it takes time to find out. I also determine the age of the furnace, AC, and water heater. Most realtors only refer me when it's their relative or personal friend buying the house. I'll let you read between the lines on that statement. I care about what I do, and do my best to make sure the customer knows what they are buying, often with their life savings. With home inspections, you get what you pay for. My background in Engineering, the fact that I am CERTIFIED by the International Association of Certified Home Inspectors, and my background in contracting all come together to provide the skills necessary for both attention to details and knowing what is really important in a home inspection. In other words, I know what to look for and where to look for it. My primary focus is on the safety of the home. I also look very closely at the home's major components - the roof, the electrical system, the plumbing, the heating, air conditioning and ventilation components (HVAC), the foundation, and structure. That's important because no house is perfect, and you need to know what the major concerns are. If you can make it to the inspection, I go over my most significant findings with you in person. The entire inspection is then carefully organized, and presented in a clear, easy to understand electronic report full of pictures and explanations of what was found and what you can do about it. Having my inspection helps to provide some peace of mind when buying or selling a home. I've been operating in central Ohio since 2005. The following is a partial list of what is checked in one of my home inspections: The driveway and walkway condition, the grading around the home, the surrounding vegetation, the condition and construction of the deck, porch, balcony and of any patios, the electrical service drop, the gas main, any exterior faucets, the water pressure, and general condition of any gates and fences. I also give the roof a thorough inspection including the flashing, chimney, gutters and downspouts, skylights, and vent caps. The attic is checked out by looking at the insulation, the ventilation, the structure, and any other supporting systems located there. The garage components including the operation of the overhead door and its safety systems, the electrical outlets and switches, the floors, the cabinets and counters, the walls and rafters, the fire door, and any external doors. Inside the home all accessible outlets are checked for polarity, grounding, and GFCI and AFCI protection, based on the latest accepted safety standards. The operation and age of the kitchen appliances as well as all plumbing and electrical components are checked out. The ceiling in every room is documented to look for potential problems like leaks or structural issues. All doors are checked for proper operation and functionality. Toilets are checked, showers are operated, the presence or absence of safety glass is documented where appropriate. All fireplaces are inspected for their safe operation. But wait - we haven't even gone to the basement yet! As I mentioned above, your HVAC system is operated, the breaker panel is examined, and the foundation and all structural components of the home are examined and documented with digital photography. I could go on, but I think you get the idea. I take the time to help my clients understand how the home works; what to watch for, and how to maintain it. The detailed inspection report is fully illustrated with digital photographs and is written so that it can be easily understood. My goal is to have them enter into the home purchase with their eyes wide open. Going forward, my relationship with the customer does not end when the inspection is completed. He was early, and expected to be there a few hours. We went back to go over findings and he was still busy at work! He kept in touch, and us updated on the report and when we would expect to receive it. The report was very thorough, very detailed and I truly couldn’t have asked for a better inspection.
