Estes is passionate about all aspects of the surveying field. He is a Licensed Professional Land Surveyor (LS 8787) in the State of California with a broad knowledge of the profession, totaling 14 years of experience. Additionally he is a Corporate Member of The California Land Surveyor Association. Since 2002, Mr. Estes has regularly taken part in a wide variety of surveys, from Boundary, Control, Topography, ALTA, to Construction Staking. This variety has enabled Joshua to be very well rounded as a surveyor. In 2007, Mr. Estes was certified as a LSIT, followed by his licensure (PLS) in 2010 both of which were accomplished on the first attempt. Mr. Estes is proficient with the following types of survey equipment: Topcon, Leica, and other Electronic Total Stations using TDS Survey Pro field software in Two-man or Robotic (One-man applications). Also with Trimble R8 GPS using Trimble Survey Controllers and TDS Survey Pro field software. In addition he is competent with AutoCAD Civil 3D and familiar with drafting survey maps and plats. In summary, Mr. Estes is an experienced surveyor with an outstanding attitude and a professional demeanor. He works diligently, is dependable, and has very strong moral values.

We needed a residential boundary line survey, and Josh was very responsive to provide a quote after we described our need. We scheduled a time a few days later, he came and performed the work efficiently and provided exactly what we needed at the agreed upon price. He was very professional, and we highly recommend him.

It was a pleasure working with Josh. He made sure he knew what I wanted as an outcome for the property line survey, educated me on the process and ensured I had exactly what I needed when he was finished. He identified some side issues for me to be aware of related to other properties surrounding mine. He also volunteered to send me additional information - at no charge.   • What should the customer know about your pricing (e.g., discounts, fees)?

    HOW MUCH WILL A SURVEY COST? The cost for most land surveying work is determined, based on many variables, including: RECORD SEARCH-- This varies by (a) the number of parcels involved; and (b) the number of past transactions. (This necessary step is complicated by the casual manner in which land transactions have been handled in the past, resulting in many vague, incomplete, and often contradictory legal descriptions and land records). SIZE AND SHAPE OF PROPERTY- An irregular shaped parcel has more corners to monument and a longer boundary than a rectangular parcel containing the same area. SECTIONALIZED SURVEY WORK- This could require the survey of the entire section (640 acres +) in which the land being surveyed lies, regardless of the area of the parcel. In some cases, a survey of more than one section is required, depending on the location of the parcel in question in relation to the sections shown on the government plat. TERRAIN AND VEGETATION- A level parcel of land can be easier to survey than a mountainous parcel. Interference with lines of sight and accessibility complicate field work. AMOUNT OF EXISTING EVIDENCE ON THE PROPERTY- Existing boundary evidence such as iron, wood, or stone monuments, old fences, and occupation lines, witness trees, etc., aid the Surveyor. Their absence compound difficulties involved in retracing boundaries. LOCAL KNOWLEDGE OF PROPERTY- Someone pointing out accepted occupation lines and monumentation can be a considerable aid to the Surveyor. ABUTTER DIFFICULTIES- When neighbors are cooperative, an otherwise difficult or impossible boundary line location may be established by boundary line agreement, if certain conditions are met. TITLE COMPANIES AND PUBLIC AGENCY REQUIREMENTS- Title companies may require considerably more documentation than is normally required by the average land owner. RECORD OF SURVEY OR CORNER RECORD- This map or record is often required by state law, to protect the general public, if matters addressed by the Land Surveyors Act are encountered while surveying your property. This will cause the mapping cost to increase, and requires the payment of checking and recording fees.
