CEM Properties, LLC truly enjoys working with our clients, tenants, and 3rd party vendors. We take pride in helping our clients rent out their homes, their investments, and realize that being in the rental business can be a great long term financial investment. We also love working with the tenants. Working with them to help them find the right apartment, house, or town home, make it their own, and work with them along the way.

What should the customer know about your pricing (e.g., discounts, fees)?
Our pricing has four different tiers. We offer a "snowbird" plan where we will manage a vacant home for those who plan to move south for the winter. We offer a 5% tier, 10% tier, and 15% tier for rental properties. Please request a property services package to view what each tier offers and see what we can do for you today!
What is your typical process for working with a new customer?
When we are met by a new customer, we will discuss the background of the property- are they the new owner, are they transferring from another property management company, are the unit(s) occupied, are there any violations or a certificate of occupancy on the unit, etc... Then from there we will set up a time to visit the property and give our professional opinion on rents/structure, etc.. From there we will begin talking about our packages and what will best suit your needs! We do not charge a new client fee or any sort of "opening" fee to our clients.
What education and/or training do you have that relates to your work?
CEM Properties, LLC employs only licensed real estate salespersons. We all have gone through the Greater Rochester Association of Realtor's real estate agent class and passed the NYS Licensing exam. Curtis Amesbury, Broker/Owner, has been managing properties in Rochester for over 20 years.
How did you get started doing this type of work?
CEM was founded by real estate attorneys and real estate agents to offer an alternative to “I have no idea what and why I’m being charged” complaints, “back of an envelope” accounting and the lack of integrity and professionalism from property management providers. CEM’s business model was designed to maximize information and customer service and minimize investor involvement in the day to day management of their properties.
What types of customers have you worked with?
We manage many different types of homes, from single family homes to apartment buildings, located in the city, suburbs, and rural areas. We've managed them all! We've worked with owners/investors who live locally, out of state, and internationally! We even work with snowbirds who just want a company to check on their house every week while they're in the south for the summer! You've got it? We can care for it.
What advice would you give a customer looking to hire a provider in your area of work?
We recommend that you really really look out for hidden fees. Many property management companies have "new client" fees or "eviction" fees. CEM Properties does not! We don't believe in charging you extra!
What questions should customers think through before talking to professionals about their project?
We recommend asking if the future property manager is: 1) licensed with the NYS Department of Licensing Services 2) a member of the GRAR 3) carrying liability insurance 4) requiring their contractors to carry liability insurance 5) if there are any start-up fees
